The City of Cape Canaveral Building Division reviews plans, issues permits and inspects construction for property inside the City. Applications, fee payments and inspection requests go through the City's BS&A Online portal.
What requires a permit in Cape Canaveral?
Cape Canaveral requires permits for regulated construction, alteration, repair and installation work. The City's code addresses building structures as well as electrical, gas, mechanical and plumbing systems, and the Building Official is authorized to inspect permitted work during construction and at completion.
Work in the City's right-of-way needs a separate right-of-way permit application, and removing trees from a property needs a tree permit.
For coastal properties, the City permit application points applicants to Florida's Coastal Construction Control Line (CCCL), set by the Department of Environmental Protection. Construction seaward of the line can need a separate state permit.

Cape Canaveral permit types and online filing
The City's BS&A Online site provides separate services to apply for a building permit, apply for a planning, zoning or engineering process, search Building Department records, pay Building Department fees and schedule inspections. First-time users must get a PIN from the Permitting Office.
The permit application requires the applicant to identify the work and property, certify contractor information where applicable and pay the non-refundable application fee before the permit will be reviewed or processed. Contractors must hold a valid licence for the work; contractors whose licence registration has expired must re-register with Brevard County before applying with the City.
Permit fees in Cape Canaveral
The City's schedule of fees is Appendix B of the Cape Canaveral Code of Ordinances. The non-refundable application fee must be paid before review begins, and the application makes the applicant responsible for all review, permit, impact and reservation fees.

Cape Canaveral's building regulations expressly cover electrical, gas, mechanical and plumbing systems. The Building Official may inspect those systems during the work and at completion, and the City's permitting process applies to regulated trade installations as part of the local construction workflow.
Application documents and plan review
The City accepts permit applications through BS&A Online. The required supporting documents depend on the project, but the application must identify the property, scope and responsible contractor or owner-builder.
The City's approval is conditioned on obtaining any state or federal permits that apply before work starts.
How to apply: 6-step Cape Canaveral process
Verify the parcel is inside Cape Canaveral and not under the Canaveral Port Authority or another permitting authority.
Check building, planning/zoning, right-of-way, floodplain and coastal requirements before assembling the package.
Create the City Building Department record, upload the application documents and pay the required application fee.
Respond to plan-review comments and provide any corrected or supplemental documents requested by the City.
Use the City BS&A record to request the inspections required for the completed stage of work.
Complete all required final inspections and obtain the City's applicable completion or occupancy documentation.

BS&A Online includes a City of Cape Canaveral service specifically for scheduling inspections on Building Department records. The City's code authorizes inspections of buildings and electrical, gas, mechanical and plumbing systems during construction and at completion.
For floodplain-regulated development, Cape Canaveral's floodplain ordinance also requires inspections to determine compliance with floodplain approvals and applicable conditions. That review is separate from simply passing a structural or trade inspection.
