Village of Pinecrest Building Department is the local department charged with administration and enforcement of building codes and standards for the village.
What requires a building permit in Pinecrest?
Pinecrest directs applicants to its Building Department and permit-type checklists to determine required approvals. The village publishes separate checklists for residential new construction, additions/alterations, electrical work, plumbing/gas, generators, screen enclosures and other project categories.
Pinecrest also emphasizes that the permit is not active merely because an application was submitted: the village states that an applicant does not have a permit until it has been paid for, if applicable, and issued. Permit cards and approved documents must be available on site for inspections.
- Building and structural work — New homes, additions, alterations and other structural scopes use building permit applications and project-specific checklists.
- Separate trade filings — Pinecrest publishes distinct checklists for electrical and plumbing/gas work and identifies separate permits where required.

Pinecrest permit types and local requirements
Pinecrest organizes its permit information around project-specific checklists. The checklists identify supporting documents such as permit applications, contractor or owner-builder information, surveys, site plans, structural calculations, truss plans, landscape materials and special-inspector forms where those items apply.
| Scope | Village-published filing | Typical local supporting items |
|---|---|---|
| Residential new construction | Residential new-construction checklist | Permit application, contractor/owner-builder documents, surveys, site/landscape plans, structural calculations and other project-specific items. |
| Electrical | Electrical permit checklist | Separate permit application plus contractor/owner-builder information. |
| Plumbing & gas | Plumbing & gas checklist | Separate trade permit application and required supporting information. |
| Generator | Generator checklist | Generator standards plus related gas/plumbing filing when applicable. |
| Screen enclosure | Screen-enclosure checklist | Permit application, contractor/owner-builder documents and project plans. |
Pinecrest permit fees
Pinecrest states that permit cost depends on the size and complexity of the project, the value of the work and additional permits required. The village-linked Building Permit Fee Schedule contains both flat fees and scope-based calculations.
Not sure this scope needs a permit?
Get a free quote →The schedule (effective January 4, 2021) sets a $136 minimum fee for building permits, $170 for driveways and parking lots, and roofing at $0.30 per square foot of roof coverage with a $136 minimum. A solid-waste surcharge applies to building permits other than electrical, plumbing and mechanical permits. When the application is received, the applicant pays an up-front processing fee of 30% of the estimated permit fee, which is credited toward the final fee.
Pinecrest’s permit-extension page lists a $135 fee for a 90-day extension of a non-expired permit. Public Works fees are published separately.
Pinecrest building and trade responsibility
Pinecrest’s permit checklists treat building, electrical and plumbing/gas work separately. Generator projects may also need a gas/plumbing permit, except for diesel or gasoline engines.

| Building / structural | Village of Pinecrest Building Department | Residential and other building permit checklists. |
| Electrical | Pinecrest Building Department | Dedicated electrical permit checklist. |

| Generator | Pinecrest Building Department with related trade permits as applicable | Dedicated generator checklist identifies related gas filing. |
| Public works / right-of-way | Village Public Works | Public Works maintains separate fees and approvals for work in village-controlled public infrastructure. |

How to apply for a Pinecrest permit
Use the village permit page to identify the building or trade checklist that matches the project rather than starting from a generic application.
Pinecrest requires contractor registration records to be current before portal access is used for contractor filings.
Depending on scope, the village may call for surveys, site plans, landscape documents, structural calculations, truss plans or other project-specific materials.
Pinecrest allows online permit filing through its eTRAKiT portal and notes that applicable up-front processing fees are due when the application is received.
Track the application in eTRAKiT and submit revised plans that address the village’s requested changes.
Keep the permit card and approved plans on site; missing documents mean a failed inspection. Schedule each required inspection through to final.
