What requires a building permit in Aventura?
Aventura's FAQ says a licensed contractor must get a permit for repairs over $500 in labor and materials that modify a building's existing structure (including tile, wood flooring and marble), any electrical work including ceiling fans, air conditioner replacement, water heater installation, and changing a toilet or sink fixture. The city permit application states that separate permits are required for electrical, mechanical, plumbing, roofing, shutters, windows and other listed work.
Some projects also need review by Miami-Dade Fire Rescue and the county Department of Permitting, Environment and Regulatory Affairs (DPERA) before the city issues a permit. Commercial re-roofing over 160 square feet needs plans approved by both before it is submitted to the city.

Aventura's Building Permit Fee Schedule took effect on July 8, 2026, after the City Commission authorized the City Manager to adjust fees annually. The minimum fee for building permits is $162.50. When the application is submitted, the city collects the greater of 0.50% of the estimated job cost or the minimum fee, which is credited to the final permit fee.
