The City of Miami Springs Building Department issues all building permits in the city. It has separate inspectors and plans examiners for building, roofing, plumbing, mechanical and electrical work.

What requires a permit in Miami Springs?

Miami Springs states that, in general, maintenance and repairs under $500 can be performed without a permit, but the city lists numerous exceptions. Structural work, exterior windows and doors, drywall, stucco, fascia, gutters, most electrical work, most plumbing fixture additions or replacements, mechanical and air-conditioning work, and specified roofing work require permits regardless of the general maintenance threshold.

The city also states that kitchen-cabinet replacement requires a permit because the electrical installation may need to be brought to current code, and that slabs, pavers, driveways, walkways and other permanent ground covering require permits. Fence repairs that replace support posts or poles also require permits.

Permit costs and local fees

Miami Springs publishes a Schedule of Charges for building, plumbing, electrical, mechanical and related permits (building fees revised July 1, 2026). When the application is received, the applicant pays a non-refundable upfront processing fee of $3 for each 100 square feet or part of it, or $3 for each $1,000 of estimated valuation or part of it; it is credited toward the final permit fee. Work that needs structural review adds $100 (residential) or $150 (commercial) per review.

New residences and residential additions: $540 up to 300 sq ft, $850 for 301 to 650 sq ft and $1.15 per sq ft from 651 to 10,000 sq ft, with a $150 minimum. Commercial and multifamily work, tenant improvements and interior alterations: $1,800 up to 10,000 sq ft, $1.75 per sq ft from 10,001 to 30,000 sq ft and $1.50 per sq ft above that, with a $200 minimum.

Miami Springs publishes separate inspector and plans-examiner functions for building, roofing, plumbing, mechanical and electrical work. The city’s TCO/TCC inspection reporting form also lists zoning, building, fire, mechanical, electrical, plumbing and Public Works approvals as separate sign-off lines where applicable.
