Building permits for property inside the incorporated Town of Camp Verde come from the Town’s Building Safety Division, part of Development Services, and all applications go through the Town’s GovWell Online Services portal. Fees are based on project valuation with a plan review fee of 65% of the permit fee, and the Town quotes 2 to 4 weeks for residential permits and 4 to 8 weeks for commercial ones.
What requires a building permit in Camp Verde?
The Town’s permit FAQ lists the work that normally needs a building permit and the work that does not. The exemptions come from the 2024 codes as the Town adopted them, and several exempt jobs still need a zoning clearance.
Permit needed
- New buildings, additions and structural changes to walls
- All electrical, plumbing and mechanical (HVAC) work
- Replacement furnaces, water heaters and fireplaces
- Kitchen and bathroom remodels and enclosing a porch
- Siding and changes to window framing
- Pools, spas and hot tubs
- Residential accessory structures over 200 sq ft, such as garages, barns, shops and carports
- Demolition
- Grading over 100 cubic yards, or any grading in a FEMA-regulated flood zone
No building permit
- Painting, papering, tiling, carpeting, cabinets and countertops
- One-storey residential tool and storage sheds or playhouses of 200 sq ft or less (zoning clearance still required)
- Fences not over 7 ft high
- Retaining walls not over 4 ft from the bottom of the footing, unless they carry a surcharge
- Detached decks of 200 sq ft or less that are no more than 30 inches above grade and do not serve the required exit door
- Residential re-roofing that is like for like, with no sheathing replaced and no added load
- Prefabricated pools less than 24 inches deep
- Residential playground equipment
A zoning clearance is required for any fence built inside the setback for its zoning district, for small residential accessory structures and for shipping containers. On commercial sites the size limit for an exempt tool or storage shed drops to 120 sq ft, and a licensed contractor is required on every commercial project.

Camp Verde building permit fees
The figures below are from the FY26 Approved Town Fees (approved May 21, 2025, effective July 1, 2025), the newest approved schedule in the Town’s fee document center. The FY27 proposal the Town published in March 2026 keeps the same valuation table and plan review percentage. Building fees are listed under the Community Development heading.

The valuation used is the greater of the figure you state and the figure calculated from the ICC Building Valuation Data, and it has to include labor, materials, finishes, trade work, grading and site improvements. For example, a project valued at $200,000 has a building permit fee of $1,942 and a plan review fee of $1,262.30, before the zoning clearance and any Public Works, sewer, water or fire fees.
Flat-fee permits are collected in full at application. Other permits need a deposit when you apply: for a new home, or a residential project over $25,000, the deposit equals the plan review fee. A one-time extension of a permit or an application costs $25.
Electrical, plumbing, mechanical and fire permits in Camp Verde
Trade work is permitted by the same Building Safety Division. Small residential jobs such as an electrical service upgrade, a yard gas line or a water heater go through the Residential Over the Counter application: $90 for an electrical, mechanical, plumbing or building permit, plus $30 for each added trade on a combination permit, with 2 inspections included. The Town turns these around in 0 to 3 business days. Include the manufacturer’s installation manual where one applies.
Rather talk it over?
Call 1-855-478-4290 →Solar, battery storage, wind turbine and generator systems rated up to 15 kWh AC/DC, in the schedule’s wording, carry a $206 flat fee plus zoning and fire marshal plan review fees. Larger trade jobs that need plans are priced through the valuation table.
Fire protection is reviewed with the Copper Canyon Fire & Medical District. Sprinkler, fire alarm, hood and water tank work needs the District’s own application submitted with the Town’s Fire Protection Systems Permit Application, and the District’s fee schedule applies to fire-related fees.
Application documents and review times
Each GovWell application lists its own checklist, and the Town asks for every document in one upload. Payment instructions follow; review does not begin until the fee or deposit is paid, and an application that is still incomplete or unpaid can be rejected automatically 7 days after it was received.
- Plot plan: the Town supplies a Plot Plan Sketch Form and drawing instructions.
- Agent authority: the Designation of Agent Form when someone applies for the owner.
- Solar and equipment jobs: equipment cut sheets with UL listing information and the manufacturer’s installation instructions.
- Soils: a geotechnical report for all commercial grading projects, their habitable structures and non-habitable accessory structures over 500 sq ft. Homes may need one where the soil is found to be expansive.
- Commercial plans: construction documents drawn by a registered design professional.
- Manufactured homes: certificate of title, installation manual, floor plan and anchoring system.
| Application | Time |
|---|---|
| Residential | 2 to 4 weeks |
| Commercial | 4 to 8 weeks |
| Zoning clearance | 2 weeks |
| Over the counter | 0 to 3 business days |
The Building Division’s flow chart breaks this down further: up to 5 business days to check the application is complete, 21 to 35 business days of plan review for a single-family home and 35 to 44 for commercial projects, then 1 to 2 business days to issue the permit once the balance is paid.

Search the Yavapai County interactive map by address or parcel number to see the jurisdiction, zoning district and existing improvements.
Register at app.govwell.com/camp-verde; contractors set up a contractor account that becomes their dashboard.
Choose the residential, commercial, over-the-counter or zoning clearance application that fits the job and read its checklist.
Submit all checklist documents together, then pay the flat fee or deposit when staff send payment instructions.
Watch the dashboard for status changes and reply to the staff member assigned to the file, not to the automated GovWell email.
The permit is issued 1 to 2 business days after the balance is paid; post the inspection record card and the address before the first inspection.
Camp Verde inspections and permit expiry
Request inspections in GovWell by choosing the permit, the inspection type, the date and an AM or PM preference, or phone Building Safety at 928-554-0062. Give at least 24 business hours’ notice; the Division’s flow chart suggests 48 hours. A requested slot is not confirmed until the scheduler checks inspector availability and sends a confirmation through GovWell.
The office is closed Friday to Sunday, so requests that arrive after Thursday’s close are reviewed on Monday morning. A voicemail request should give the permit number, owner name, project address, contractor name and phone, inspection type, date wanted and AM or PM preference.
Before the first inspection, post a temporary address that can be read from the street and make the inspection record card available on site. Most projects get a preliminary inspection, intermediate inspections such as foundation, electrical and framing, and a final. Work has to stay exposed until it is approved.
A permit is good for 6 months, and each inspection moves the expiry date to 6 months after that inspection. A permit can be extended once, for up to 6 months.
Local Camp Verde details that matter
Floodplain: properties in the FEMA floodplain follow Yavapai County flood requirements. The Town refers owners to the Yavapai County Flood Control District at 928-649-6222, and solar applications have their own flood form.
Design criteria: the Town publishes a 20 lb ground snow load, 105 mph wind speed (Exposure C) for homes designed under the 2024 IRC, Seismic Design Category C, a 12-inch frost line and Climate Zone 2B. The 2024 codes took effect on April 1, 2026.
Want this handled start to finish?
Get a free quote →ADUs: an accessory dwelling unit is limited to 1,000 sq ft of livable area unless the primary residence is itself 1,000 sq ft or smaller.
Manufactured and factory-built buildings: the Town enforces installation standards under an agreement with the state Office of Manufactured Housing. That office sets the permit fee, which includes up to 3 inspections, and the Town adds its zoning clearance fee. Permanent foundation plans must carry the state office’s approval stamp before you submit them.
Commercial sites: some commercial projects need a Development Standards Review before a building permit application is accepted. Grading that disturbs one acre or more needs an ADEQ Notice of Intent and authorization number before the Town issues the permit, and commercial demolition requires an asbestos notification to ADEQ 10 days ahead.
Utilities: new construction also pays sewer and water connection and meter fees from the Town fee schedule.
