In Trophy Club, the Town’s Community Development Department reviews plans, issues permits and inspects work through its Building & Inspections division. Homeowners and contractors apply for residential and standard permits in the Town’s online permit portal; commercial and fire permits go by email. A re-roof or fence permit costs $85, and inspections booked by 3:00 p.m. are done the next day.

What requires a permit in Trophy Club?

The Town’s rule is broad: you need a permit whenever you build, enlarge, alter, repair, move, demolish, convert, install or replace a building or its utility systems. Emergency work done outside business hours must be permitted on the next business day. The Building & Inspections division lists these common jobs:

  • New houses, additions, remodels and repairs

Commercial and other

  • New commercial buildings, remodels, additions and finish-outs
  • A certificate of occupancy whenever the occupant of a building or space changes
  • Fire protection systems
  • Earth disturbance, right-of-way work and tree removal
  • Demolition and house moving
  • Temporary uses such as tents, Christmas tree lots and snow-cone stands

Who handles permits in Trophy Club?

Building & Inspections, a division of the Community Development Department, reviews plans, processes permits and carries out inspections for the whole town, which lies mostly in Denton County with a small part in Tarrant County. The Town also reviews and inspects residential fire sprinkler systems.

How Trophy Club takes applications

All permits are filed digitally; Town Hall accepts paper only for emergencies.

  • Residential and standard permits (new homes, remodels, roofs, fences, trades and the like) go through the Town’s online permit portal.
  • Commercial permits are sent by email to the Permitting office.
  • Fire permits go by email to the fire permit address the Town publishes.

The main forms are the Single Family Residential, Remodel, Addition or Accessory Structure application; one general application for re-roof, plumbing, electrical, fence, sign, mechanical, irrigation, incidental, demolition and animal run permits; and separate forms for pools, retaining walls, solar, generators, fire protection, commercial buildings, certificates of occupancy, earth disturbance, right-of-way work and tree removal. A Third Party Plan Review and Inspection Election Form lets you use a private reviewer or inspector on permit types where state law now allows it.

Contractor registration: backflow, electrical, fire protection, irrigation, mechanical, plumbing and general contractors must be registered. Once your portal account is approved, apply for registration in the portal with the registration application, driver’s licence, master state trade licence and certificate of insurance. On a new home, the general contractor pulls the permits for all licensed subcontractors, and each of them must be registered.

Permit costs and fees in Trophy Club

Fees are set in Appendix A of the Town’s Code of Ordinances, last amended by Ordinance 2026-25 in August 2026. New houses are priced from a table by size, project type and construction type; commercial work is priced by declared job value.

Work started before the permit is issued pays double. A permit expires if work is not pursued within 180 days, and reviving an expired permit without an approved extension costs 50% of the original permit fee. Incomplete submittals are not accepted. A house of 6,000 sq ft or more under roof must have an automatic fire sprinkler system, and a lot in the floodplain needs a floodplain development permit application. Before the plumbing rough inspection, a form survey stamped by a surveyor, showing distances from the structure to every property line, must be reviewed by the Town.

How to get a permit in Trophy Club

1. Open a portal account

Create an account in the Town’s permit portal and wait for it to be approved.

2. Register as a contractor

Upload the registration application, driver’s licence, master trade licence and insurance certificate in the portal.

3. Prepare the plan set

Follow the new home or remodel checklist, with sealed foundation and framing plans where required.

4. Apply

File residential work in the portal; email commercial or fire permit packages.

5. Pay and receive the permit

Commercial and multi-family jobs pay the 35% plan review fee up front; it is credited when the permit is issued.

6. Book inspections in the portal

Request each inspection by 3:00 p.m. for the next day and pass the final before moving in.

Inspections in Trophy Club

Construction inspections and any allowed photos are requested through the portal, and the cut-off for next-day inspections is 3:00 p.m. Cancel by 5:00 p.m. the day before: same-day cancellations and failed inspections both bring a re-inspection fee. Fire inspections go to the emergency inspection line, 682-237-2920.

Mechanical and water heater inspections are currently done virtually: send photos with the inspection request in the portal or by email to the inspections office.

A new home is inspected at these stages: temporary pole, plumbing rough (with the approved form survey on site), foundation and piers (an engineer’s pier letter is accepted), “seconds” (framing, mechanical and electrical rough, plumbing top-out, wall ties and fireplace), insulation, drive approach, permanent gas and electric, and the final. Every permit needs a final inspection before the home is occupied.

Local rules in Trophy Club

Work hours: construction may not start before 7:00 a.m. or run past 6:00 p.m., and no construction work is allowed on Sundays.

HOAs: the Town enforces only its own ordinances, so a permit does not clear you with your HOA’s covenants or restrictions.

Solar: smaller residential solar systems are permitted by right, and the Town issues those permits in one to three days.

Trees and fences: tree removal needs its own permit, and fences and retaining walls must meet Section 45 of the Comprehensive Zoning Ordinance and be shown on the site plan.

Codes: since April 2022 the Town has reviewed work under the 2021 International Building, Residential, Energy, Fire, Fuel Gas, Mechanical, Plumbing and Property Maintenance Codes and the 2020 National Electrical Code.

Texas has no single statewide building code: state law makes the International Residential Code the base code for homes in cities and the International Building Code the base for commercial buildings, with each city choosing the edition and its own amendments, while the National Electrical Code and the energy code apply statewide.
