Building permits in Sanger come from the Building Inspection division of the City’s Development Services Department, 201 Bolivar Street (940-458-2059), and every application is filed online in Community Core after the contractor has registered with the City. Under the fee schedule in force from October 1, 2026, a new home costs $1.00 per square foot plus a $75 plan review fee, and each residential trade permit is $100.

What requires a permit in Sanger?

Who handles permitting in Sanger?

Development Services runs building inspection, code enforcement and planning and zoning. Ramie Hammonds is the Director of Development Services and Building Official. The Fire Department inspects for certificates of occupancy, and utility accounts are handled at City Hall, 502 Elm Street. All of Sanger’s residents live in the Denton County part of the city.

Community Core and contractor registration

Every permit application goes through Community Core, where the contractor uploads the drawings. Before that, the contractor registers with the City by emailing the registration form with licence credentials and a certificate of insurance endorsed to the City of Sanger to contractorregistration@sangertexas.org; processing can take up to 24 hours. Registrations run for the calendar year, expire on December 31 and can be renewed from November 1.

Re-roofing applications are not accepted by email: upload the form with an EagleView report in Community Core and allow up to 5 business days. Pool permits must be pulled by the pool contractor, and gas service needs a 3 lb air test with a diaphragm gauge.

For example, a 2,500 sq ft new home pays $2,575 in building permit and plan review fees, before trade permits and impact fees. Work started without a permit pays double. Single-family homes also pay impact fees of $2,250 for water and $3,000 for wastewater, and a 3/4-inch water meter costs $470.53. The City’s October 2025 re-roofing form still shows $100; the 2026 schedule sets $150.

New home plans and design standards

The new residential checklist asks for the application listing the owner, builder and subcontractors, an engineered foundation plan and letter, an energy code compliance report, a scaled site plan with drainage arrows, easements, setbacks and lot coverage, floor plans, elevations, electrical plans, roof, ceiling and floor framing plans, stair and wall sections, and an engineered wall bracing plan.

New single-family homes and duplexes must also meet the City’s design standards: an attached garage of at least 400 sq ft that does not project more than 10 ft in front of the house, at least 25% windows and doors on street-facing walls, trimmed or recessed windows, front doors facing the street, no repeated elevations on neighbouring lots, and at least 15 points from features such as porches, dormers, masonry, facade offsets, side-entry garages and roofs of 7:12 or steeper.

How to get a building permit in Sanger

1. Register the contractor

Email the registration form, licences and insurance certificate to the City and allow up to 24 hours.

2. Confirm the plat

Make sure the lot is platted and check zoning on the City’s GIS map.

3. Prepare the plan set

Follow the new residential checklist or the commercial application, including the design points for homes.

4. Apply in Community Core

Upload the application and drawings; re-roof requests include an EagleView report.

5. Pay and build

Pay the permit, plan review and any trade permit fees before work starts.

6. Inspections and occupancy

Pass the inspections, and for a business arrange the building and fire certificate of occupancy inspections.

Re-inspections cost $75 the first time, then $100, $125 and $150, and after-hours inspections are $100 an hour with a 2-hour minimum. A temporary pole is $100.

A business moving into a space applies for a certificate of occupancy with a floor plan showing rooms, exits and plumbing. Once the application is approved, call 940-458-2059 to book the building and fire inspections; the Fire Department needs 48 hours’ notice. If the space has no power, a temporary power inspection comes first and Utility Billing (940-458-7930) sets up the account. The building inspection costs $100, the fire inspection $50 and temporary power $50. After both inspections pass, collect the certificate and take it to the utility office at 502 Elm Street to transfer service.
