The zoning ordinance also requires a building permit from the City Building Inspector before a building’s or land’s use is changed. The City suggests calling City Hall about any planned alteration to confirm that it does not need a permit.

How Soddy-Daisy permits are sold

  • Access control and site plans: commercial and industrial buildings and apartment complexes of 3 or more units need a Planning Commission-approved access control plan before a building permit; plats and site plans are reviewed by the City’s Planning and Zoning office.
  • Larger sites: site plans and plats over 1 acre go to Hamilton County Water Quality (423-209-7851) before the Soddy-Daisy Planning Commission sees them.
  • Design professional: the municipal code does not require an architect or engineer for one- and two-family homes or for listed occupancies under 5,000 sq ft, though the City may still ask for one; retaining walls over 4 ft always need an engineer’s stamp.

How to get a permit in Soddy-Daisy
