Under the FY27 Master Fee Schedule a new house costs a $250 plan check fee plus $0.22 per sq ft and a park fee, and every inspection is booked on the 24-hour hotline, 918-279-7205.

Coweta lies entirely in Wagoner County. Outside the city limits, Wagoner County Planning & Zoning issues building permits for unincorporated land through the County Service System.
Trade permits and who may do the work
Each trade is permitted separately unless it is already part of a new construction or remodel permit. A residential trade permit costs $50 plus the $4.50 state fee for each trade; on commercial jobs the $50 and state fee apply to each inspection of each trade. Electrical, plumbing and mechanical contractors pay $75 a year for each City contractor licence.
Contractors, journeymen and apprentices must be licensed or registered by the State and registered with the City before they work in Coweta, and the City will not create a permit if a contractor’s registration is out of date. Contractors must also meet the state’s liability and workers’ compensation insurance requirements (Senate Bill 306). Homeowners may pull permits for work on their own primary residence and carry out building and some trade work themselves, but the City expects detailed plans or calculations showing they can do it safely.

Projects in a floodplain also need a floodplain development permit: a $100 application review, a $25 permit and $25 for each floodplain inspection.
How to get a Coweta building permit
Use the City’s required and not-required lists, and confirm the property is inside Coweta rather than unincorporated Wagoner County.
Make sure the contractor and each trade are State-licensed and registered with the City; permits are not created otherwise.
Two paper sets (11 x 17 for homes, 24 x 36 for commercial) and one PDF set.
Contact the department and deliver the submittal to City Hall at 310 S. Broadway.
Plan check, square-foot, park and state fees are paid before the permit is issued.
Call 918-279-7205 by 4 p.m. for the next business day.

Since July 3, 2025, all building, electrical, mechanical and plumbing inspections are booked only through the 24-hour inspection hotline, 918-279-7205. There are no same-day inspections: calls made by 4 p.m. are scheduled for the next day, Monday to Friday. Give the permit number, inspection type, address, a contact number and a morning or afternoon preference, which is not guaranteed. A failed inspection costs $75 to re-inspect, and the fee must be paid before the re-inspection is booked.
A new home receives a certificate of occupancy and completion once it passes the final building inspection. A home occupied without a final can still be inspected and certified within three years of completion if it was permitted in 2005 or later. A business moving into a space of the same use class needs only a basic health and safety inspection for its certificate, while a change of use must meet the codes for the new use; the Fire Marshal’s occupancy inspection costs $50.
Local Coweta details
Flood maps: the City posts FEMA’s preliminary Summary of Map Actions, with a guide to reading it, next to its floodplain development permit application.
Driveways and road bores: a new or widened driveway connecting to the public right-of-way needs a permit ($50, except on lots platted after July 1, 2022), and boring under a street needs a road bore permit.
Demolition: taking down a house, garage or shed needs a $50 permit and a sewer cap inspection.
