Yadkin County Central Permitting (213 E. Elm Street, Yadkinville, 336-849-7905) issues building, electrical, plumbing, mechanical, insulation and fire permits for the whole county and all four towns, and takes applications by email at permitting@yadkincountync.gov. Under the fee schedule effective July 1, 2026, a 2,000–2,499 sq ft house is $434 for the heated area, and next-day inspections must be called in by 5:00 p.m.

What requires a permit in Yadkin County?

Central Permitting requires permits for building, moving or demolishing any building, and for installing, extending, altering or repairing electrical wiring and equipment, heating and cooling systems or plumbing; exemptions follow G.S. 160D-1110. It issues these permit types:

Central Permitting issues permits for new construction, additions, remodeling and changes of occupancy for the county and for every town in it, then inspects the work. It also issues the County zoning permit and the septic and well approvals (soil evaluation and improvement permits).

  • Boonville, East Bend, Jonesville and Yadkinville: building and trade permits come from Central Permitting, but the zoning permit comes from the town. The County’s checklist lists the town halls: Boonville 336-367-7941, East Bend 336-699-8560, Jonesville 336-835-3426 and Yadkinville 336-679-8732.
  • Unincorporated county: Central Permitting issues the zoning permit as well as the building permit.

New homes are charged by heated area, with extra charges for basements and garages. A $10 recovery fund fee is added to residential permits pulled by a building contractor.

Commercial new construction and additions are charged per square foot by occupancy and trade, with a $200 minimum; a business building, for example, is $0.11 for building, $0.07 electrical, $0.06 mechanical and $0.04 plumbing, or $0.25 for a blanket permit. Area over 20,000 sq ft is charged at half the base rate. Commercial plan review is $0.015 per sq ft for the first 10,000 sq ft and $0.01 after that, with a $65 minimum.

Starting construction without a permit doubles the fees, and renewing a permit costs half the original fee.

Trade permits in Yadkin County

Each trade permit has a $65 minimum. Common stand-alone jobs: a water heater including electrical $75, a heat pump change-out $75 for the first unit and $25 for each additional, a whole-house generator $75, rewiring a house $150, residential solar $65 each for building and electrical, and pool electrical $100. Hood systems, suppression systems, sprinklers, fire alarms and gas tanks require a call to the Fire Inspector before installation.

Before you apply

  • Zoning permit: recorded deed, GIS map with the E-911 address and flood hazard map, and a Tax Office certificate that no taxes are delinquent. Inside a town, get zoning from the town.
  • Septic and well: a soil evaluation (perc test) and an improvement permit, issued by Central Permitting.
  • Driveway: an NCDOT driveway permit for access from a state road.
  • Flood zone: a flood elevation preconstruction certification in the Special Flood Hazard Area.
  • Drawings: 1 set for a home, 2 complete sets for commercial work, with a scaled site plan, floor plan, foundation, floor, wall and roof details and elevations; commercial sets add Appendix B, trade drawings and a life safety plan.
  • Land disturbance over 1 acre: a state erosion control permit from the Winston-Salem regional office.

How to apply for a Yadkin County building permit

1. Zoning

In Boonville, East Bend, Jonesville or Yadkinville, get the town’s zoning permit; elsewhere apply to Central Permitting with the deed, E-911 map and tax certificate.

2. Septic and well

Apply to Central Permitting for the soil evaluation and the septic and well permits.

3. Driveway and flood checks

Get the NCDOT driveway permit and, in a flood zone, the elevation certification.

4. Complete the applications

Fill in the building application and each trade application, or the Owner Exemption Affidavit if you are building it yourself.

5. Email the package

Send the forms and drawings to permitting@yadkincountync.gov; permits are not issued after 4:30 p.m.

6. Book inspections

Call 336-849-7905 by 5:00 p.m. for an inspection the next day.

Inspections in Yadkin County

Call 336-849-7905 between 8:00 a.m. and 5:00 p.m. with the permit number; calls by 5:00 p.m. are scheduled for the next day. The County’s inspection schedule, which the contractor initials, runs: footings (open trenches, no concrete), temporary power pole with a portable toilet on site, foundation before backfill, framing with all rough-ins, fireplace smoke chamber, insulation (at least R-15 walls, R-19 floors, R-38 ceilings), slabs before the pour, sewer and water lines, and the final before anyone moves in. New septic systems and wells must be signed off by Environmental Health before the final, and the house needs 4-inch E-911 numbers.

Permit fees cover one re-inspection; each further trip is $65, and so is an inspection called in when the work was not ready. A permit expires if work has not started within 6 months of issue, or if work stops for 12 months.

The 2018 North Carolina State Building Code family applies statewide, with the 2020 North Carolina Electrical Code; one- and two-family homes and townhouses still use the 2017 edition.
