What requires a permit in Anson County?

The office lists the permits it issues as building, electrical, mechanical, plumbing, manufactured home and fire permits, plus inspections for condemnations, day care and foster care homes. The county fee schedule adopted for FY 2026–27 prices these projects:

Buildings on a bona fide farm carry no building fee under the commercial table, but their electrical work is still permitted, and the county requires an electrical layout from the contractor before an agricultural building’s electrical permit is approved.

Who handles permitting in Anson County?

Stephen Tarlton is the Chief Building Inspector. The office enforces county ordinances and the state codes and is the only building inspection office named on the county or Wadesboro websites. Zoning sits with a separate county Planning Department at 101 South Greene Street, which administers the Zoning & Subdivision Ordinance adopted on May 7, 2024 and last amended on July 21, 2026.

Towns: the county building permit application has a box for “town or county zoning” and requires a utilities statement from the town, so a project inside a town still files its building permit with the county, carrying the town’s zoning approval.

  • Wadesboro issues its own zoning permits through its Zoning Administrator (704-294-8490), with a Board of Planning & Adjustments that includes residents of its extraterritorial jurisdiction. Wadesboro’s Fire Marshal (704-694-1014) must inspect every business in town.

A new 2,000 sq ft attached home is $1,100 for building and all trades, plus the $10 recovery fund fee. Work started without a permit is charged double, and the county says that penalty is not waived. The older Required Inspections sheet still shows a $50 re-inspection fee; the adopted schedule replaces it. The County’s FY 2026–27 fee schedule, effective July 1, 2026, carries the building inspections page over unchanged (it is still headed FY 25-26), so the figures above apply this year.

Electrical, plumbing and mechanical permits

On an attached home the square-foot fee already covers all four trades. Detached buildings, change-outs and other stand-alone trade work are priced item by item, and a single-trade job has no minimum fee.

How to apply for an Anson County building permit

1. Get zoning approval

The required stages on new construction are the footing, under-slab and slab (termite treatment is done at the slab stage), the foundation, an open-floor inspection before floor sheathing goes down, rough-in, framing and insulation. A temporary final lets the electric meter be set, and the Certificate of Occupancy final comes after every trade has passed, with the 911 address posted on the building. Nothing may be covered or poured before it has been inspected and approved.
