In Nixa, building permits come from the City’s Planning & Development Department, not Christian County. Apply in myNixa (BS&A Online, no account needed for homeowners) or bring the PDF form, plans and payment to City Hall. A new house is charged by the square foot, plus a $50 plan review fee and sewer, police and park impact fees; inspections need 24 hours’ notice and their cost is included in the permit fee.

Nixa applications, forms and contractor licences
Residential and commercial permits can be started in myNixa, but not every permit process can be finished there; the alternative is the PDF form for the permit type, submitted at City Hall with the supporting documents and payment. Homeowners can use myNixa without an account, while contractors are encouraged to open a contractor account to track permits and read inspection reports.
Contractor licence: anyone in the construction business building in Nixa needs a City contractor’s licence, which is a City business licence ($50 new, $25 renewal, expiring December 31). Attach a certificate of workers’ compensation insurance or a notarised Affidavit of Exemption (City Hall notarises it free) and, for entities other than sole proprietors, the Missouri Secretary of State filing. The business licence number is the contractor licence number, and the new-house application asks for it.
New house application: the 2023 Single Family & Duplex form asks for the lot size, square footage by floor including garage, basement and covered porches, lumber sizes, heat type and electric service. Attach one legible plan set (footing and foundation with pier placement, two floor plans at 1/8-inch scale or larger, elevations and two site plans showing setbacks to the foundation). Hand-drawn plans are accepted for homes and duplexes. The standard setbacks on the form are 25 ft front, 20 ft rear and 7 ft on each side. Fees are paid when the permit is approved.
Nixa permit fees
Nixa consolidated its fees in Section 2-151 of the City Code in October 2023 (Ordinance 2331); later amendments through March 2026 changed business, parks, utility and recycling fees but not building permits. Section 2-151 sets the new single-family structure permit at $0.47 per square foot, while the City’s Building Permits page and the 2023 application form still show $0.37 per square foot of everything under roof. Section 2-151 is the adopted figure, so budget at $0.47 and ask the City which rate it will charge.

|---|---|
| New single-family structure | $0.47 per sq ft |
| Residential plan review | $50 |
| Residential alteration | $0.37 per sq ft affected, plus $40 each for mechanical, plumbing and electrical work |
| New commercial building | $0.25 per sq ft; plan review billed at the City’s third-party reviewer’s hourly rate |
| Commercial remodel / infill with no changes | $0.25 per sq ft plus $60 per trade / $60 |
| Accessory building; fence | $40 each |
| Deck or patio; above-ground pool; storm shelter | $75; $80; $80 |
| In-ground pool; demolition; solar | $160; $75; $40 |
| Sewer impact (3/4-in., 1-in., 2-in. meter) | $863; $1,439; $4,606 |
| Sewer impact, duplex or apartment | $609 per unit |
| Police impact / park impact, house | $106 / $435 |
| Police impact / park impact, duplex or apartment | $106 / $307 per unit |
| Water meter, 3/4-in. (customer / City installs service) | $165 / $1,200 |
| Electric service, 200 A / 400 A | $90 / $185 |
| Sewer tap, residential / commercial | $15 / $20 |
For example, a 2,000 sq ft house (everything under roof) on a 3/4-inch meter with the builder installing the service line would pay $940 for the permit, $50 plan review, $863 sewer impact, $106 police impact, $435 park impact, $165 for the water meter, $90 for 200-amp electric service and $15 for the sewer tap: $2,664 in all. At the $0.37 rate on the City’s web page the permit part would be $740.
Commercial buildings also pay a police impact fee per 1,000 sq ft that depends on the use (for example $179.49 for general offices up to 10,000 sq ft). Commercial plan review is billed at the hourly rate of the City’s third-party reviewer (architect, engineer or master code reviewer); the City gives an estimate, and extra review time is billed before the certificate of occupancy.

Planning & Development also issues simple electrical, mechanical and plumbing permits for repairs and upgrades, such as generators and EV chargers. On remodels the trade work is added to the alteration permit at $40 per trade for homes and $60 per trade for commercial space. Nixa runs its own electric, water and sewer utilities, so meters, electric service and sewer taps are bought from the City with the permit. Nixa’s amendments require a backwater valve in every new one- and two-family home. Any residential electrical service upgrade also triggers improvements: GFCI receptacles in kitchens and bathrooms, hard-wired interconnected smoke detectors and correction of apparent hazards. A private sewage disposal system permit costs $50.

Log in to myNixa (BS&A) and enter the permit number, or call the hotline at 417-724-5775. Same-day inspections are not available: allow at least 24 hours, and say whether you prefer a morning or an afternoon. For a new house the inspections are footing, footing wall, sheathing, framing, electrical, plumbing, mechanical, draft stop, gas test, permanent electric, sewer, electric ditch and final, plus any others required. Inspection costs are included in the permit fee. Where the recorded plat sets a minimum finished floor elevation, a Missouri-registered surveyor must certify the basement or garage floor elevation before framing. The City publishes a cold-weather protocol for concrete footings and walls.
Rental homes: for any rental unit at least a year old, Nixa requires an inspection and certificate of occupancy before the next tenant moves in, and utilities are not put in the tenant’s name without it. A rental inspection costs $25 and needs 24 hours’ notice; only the landlord or property manager can book it. If the tenant moves in first (even one box, or the keys handed over), there is a $50 penalty and the “early move-in” inspection costs $75. The first re-inspection is free; a $25 fee applies if repairs are still not done at the re-inspection (paid before a third visit) or if the inspector cannot get into the unit, and a failed inspection not re-inspected within 90 days is closed and a new $25 inspection is needed.
Floodplain and impact fees in Nixa
Floodplain: Nixa takes part in the National Flood Insurance Program, with flood maps effective November 2, 2023. Development in a special flood hazard area needs a separate floodplain development permit; the city administrator or a designee is the floodplain administrator. New and substantially improved homes must have the lowest floor, including any basement, elevated “to or one foot above” the base flood level, certified by a licensed surveyor, engineer or architect.
Impact fees: sewer, police and park impact fees are authorised by Chapter 109 of the City Code, with the amounts in Section 2-151, and are charged with the building permit.
Nixa building codes
Chapter 103 of the Nixa City Code (Ordinance 2018, October 22, 2018) adopts the 2018 International Building, Residential, Plumbing, Mechanical, Property Maintenance, Fire, Energy Conservation, Fuel Gas and Existing Building codes and the 2017 National Electrical Code, with local amendments such as a 20 psf ground snow load and deleted energy testing rules.
