The Chancery Clerk’s office, which keeps the county’s land records, is open Monday to Friday, 8:00 a.m. to 5:00 p.m. No county building department, adopted code or county permit fee is published. Since 2022 a county construction permit must show the contractor’s material purchase certificate number or federal taxpayer number, and the contractor’s licence or certificate of responsibility number.

Iuka, Belmont and the flood maps

Iuka: the city’s code enforcement portal takes building permit, demolition permit, electrical inspection, floodplain development permit and zoning change applications, and lets anyone search existing permits and code cases. The building and electrical applications must name a contractor already linked in the system; contractors with expired licences cannot submit them.

The building application says the building inspector figures the construction cost from the square footage on the submitted plans, at the current average building rate per square foot, and that figure sets the permit fee. A Mississippi contractor’s licence is required when the cost exceeds $50,000 for new construction or $10,000 for remodeling, and a site plan must be uploaded with the application. Under Iuka’s zoning ordinance, each application needs a drawing in duplicate of the lot and structure, and a permit expires if work has not begun within six months. The building inspector signs off four levels in order: foundation, framing, outside utilities (sewer, water and gas lines) and the final inspection.

Belmont: the town’s zoning ordinance puts administration in the hands of the Board of Aldermen. No construction, alteration or change of use of a building may be made until a certificate of zoning compliance has been issued, and a change of use needs its own permit. The city posts its zoning ordinance and zoning maps, with and without property lines, and asks anyone planning to build or add on to check them first; City Hall is open 8:00 a.m. to 4:30 p.m.

Flood insurance program: FEMA’s Community Status Book lists Tishomingo County and all six towns as participants. The county’s map and those of Belmont, Golden, Paden and Tishomingo are dated November 28, 2025; Iuka and Burnsville use maps dated December 17, 2010. Iuka handles its floodplain development permits through the same portal as its building permits.

Mississippi building code

Some work is exempt statewide: farm structures once the owner files an affidavit (Mississippi Code §17-2-7), and manufactured housing built to federal standards, certain industrial and utility facilities, buildings on non-public fairgrounds and hunting or fishing camps with an owner’s affidavit (§17-2-9). None of these exemptions reaches floodplain rules. The state minimum codes are the Mississippi Building Code and Mississippi Residential Code, the residential code drawn from the 2021 International Residential Code.
