What requires a permit in Green Cove Springs?
The City Building Division states that building permits apply broadly to construction, erection, alteration, modification, repair, equipment, occupancy, location, maintenance, removal and demolition of regulated buildings and structures. The City publishes project-specific checklists for new commercial and residential work, additions, interior remodels, roofs, siding, windows and doors, sheds and trade work.
There is one important 2026 local change: as of June 23, 2026, the City states that a permit is no longer required to install or replace fences on residential or non-residential property. Fence work still must comply with City Code, and building permits are still required for walls.
Planning & Zoning review is also part of the local process. Development plans, including new buildings, modifications, additions, pools, screens and signs, are reviewed by Planning & Zoning before the building permit is approved.
