A new house is charged $0.30 per square foot ($120 minimum) plus $60 for each trade permit and a $15 technology fee, and commercial plans are reviewed in about 10–15 business days.

What requires a permit in Canyon?

The City requires a permit from the building official to build, enlarge, alter, repair, move or demolish a building or change its occupancy, and to install, alter, replace or remove mechanical and plumbing systems. Its permit FAQ adds re-roofing, water heaters and electrical, plumbing and HVAC repairs.

  • Window awnings projecting no more than 54 inches
  • Replacing lamps, stopping leaks and clearing drain stoppages

Homeowners may make their own electrical, plumbing, heating and air repairs on their homestead; otherwise a contractor must do the work.

Planning & Development issues every City permit, including the Fire Department’s construction and operational permits. Commercial plans are also reviewed by Public Works, Water Distribution and Wastewater Collection, the Fire Department and the City of Amarillo Environmental Health. City permits apply inside Canyon’s limits, and land beyond them is in Randall County. The City’s fee schedule includes a $500 fee for a petition to release land from Canyon’s extraterritorial jurisdiction (ETJ).

Canyon permits, MyGov and contractor registration

Applications start in the MyGov public portal: choose the project template, complete the electronic application in full and upload the plans; incomplete applications are returned, and no separate paper application is needed. Contractors register in MyGov before they can pull permits.

  • Contractor registration: $90 a year plus the $15 technology fee. Remodel and demolition contractors post a $20,000 surety bond and house movers a $10,000 bond. Electrical contractors provide their Texas master electrician and electrical contractor licences and liability insurance naming the City of Canyon as certificate holder.
  • Pre-construction meeting: for commercial projects, call 806-655-5014 (option 6) before submitting so the contractor, designer and City staff can settle design, utility and access issues early.
  • Demolition: $90 plus the technology fee; an asbestos survey is required for commercial buildings, and a plumber must cap the sewer line within 5 feet of the property line for inspection before it is covered.
  • Solar: plans stamped by a Texas engineer, uploaded as separate PDF pages; the City allows a two-week review.

For example, a 2,000 sq ft house carries a $600 building fee, plus $180 for the three trade permits and the technology fee. Working without a permit costs twice the permit fee ($250 minimum) the first time and three times ($500 minimum) after that, and skipping a required inspection costs $250, then $500.

  • Before the footing inspection: submit a nuclear compaction test data sheet for the building pad, covering every lift down to undisturbed earth, with no lift deeper than 12 inches and the plasticity index listed; web soil surveys are not accepted.
  • Before the energy inspection: provide the ICC-ES report for any spray foam insulation.
  • Demolition: the capped sewer line is inspected before it is covered, and backfill deeper than 12 inches must be compacted in tested lifts to 95% of maximum density.
