What requires a permit in Bonham?

A new-construction permit does not cover irrigation, an accessory building or a fence; each needs its own permit and plans. Every lot must be platted before a building permit is issued.

For example, a 2,000 sq ft house is $2,200 for the permit plus the $100 plan review. Commercial permits use a construction value chart: a $100 minimum up to $1,000 of value, rising in steps to 1.6% of value from $10,001 to $25,000, 1.0% from $100,001 to $500,000 and 0.6% above $1,000,000, plus plan review at 20% of the permit fee. A commercial certificate of occupancy is $100, and work started without a permit is charged twice the fee.

Trade contractors working under a general contractor no longer get their own permits. Each one instead files a Subcontractor Validation Form against the building permit, signed by the licensed contractor or an authorized agent named on its City registration. Only registered and licensed contractors can receive plumbing, mechanical or electrical permits or validations.
Where a separate mechanical, electrical or plumbing permit is issued, the fee is $100 plus $0.05 per square foot. Fire alarm and sprinkler systems need a Fire Marshal permit at $50 plus $0.03 per square foot, and a commercial vent hood is $100.
Every contractor working in Bonham must register first, attaching a Texas driver’s licence and, for licensed trades, the state licence, and listing the people allowed to pull permits.

Use the City’s ETJ map and zoning map to see whether the lot is in the city, the ETJ, the Heritage District overlay or a floodplain, and make sure it is platted.
The general contractor and every trade register with the City before anything is filed.
Submit the application and drawings through the Online Permit Application Center and pay the plan review fee.
Each electrician, plumber and HVAC contractor sends a Subcontractor Validation Form for the permit.
Before work starts: silt fence, a portable toilet, a trash bin of at least 60 sq ft from Sanitation Solutions, and the address posted in 4-inch numbers.

- Erosion control (silt fence) and temporary pole
- Form board survey before the plumbing rough-in or pier inspection, then piers
- Plumbing rough-in, then foundation (conduit, Ufer ground, drain and water tests)
- Electrical and HVAC rough-in, plumbing top-out and framing, requested together
- Ceiling inspection where applicable, and a third-party energy insulation inspection
- Utility meter releases, then all building and trade finals together

The curb and gutter tie-in fee is set before finals and must be paid first. A permit lapses if work does not start within 180 days; ask in writing for an extension before it expires.

Alley garages: garages and carports entered from an alley sit at least 20 feet from the alley lot line.
Lake Bonham: no house, boathouse, dock, pier, fence, pool or other structure goes on a Lake Bonham lot without a written City permit. Each lot may have one residence, one boathouse and two accessory buildings besides a detached garage, and accessory buildings and privacy fences over 3 feet may not sit between the house and the road.
