For land outside city limits, Weakley County’s building permit is a $25 permit sold by the County Trustee on the first floor of the courthouse in Dresden (731-364-3643). The county says it has no building codes or other restrictions there beyond that fee, and the permit has no expiry date. Start by collecting a free flood plain map from the Emergency Management/911 Office. Inside the six cities, the city hall or the State Fire Marshal handles building permits.
Who handles Weakley County permits?
The County Trustee sells the county building permit at 116 W. Main St., Room 101, Dresden, Monday to Friday from 8:00 a.m. to 4:30 p.m. You need one to build a new home, add on to a home, move a mobile home or put in an in-ground pool, and for cell towers, pole barns and any other structure worth over $5,000. Owners doing their own work still buy the permit, and it is displayed on the property, where the electric company may ask to see it.
Because the county has opted out of the state residential program, a house built outside the cities gets no county or state building inspection unless the owner asks the state for one; state electrical inspections still apply.

City permits in Martin and Dresden
Martin splits the work: the City issues commercial building permits (from City Hall or as a download) and its own residential permit for storage buildings, swimming pools and covered decks, while new homes, additions of 30 sq ft or more and structural remodels are permitted and inspected by the State of Tennessee through CORE. Martin also publishes a grading and development permit, a 2024 stormwater management ordinance, its zoning ordinance and Historic Zoning Commission guidance.

It asks for the zoning district, required and provided setbacks, flood zone, water supply and sewage disposal, and estimated electrical, plumbing and mechanical costs. When an agent or contractor applies, the owner signs an authorization, and a workers’ compensation affidavit goes with the application.

Rather talk it over?
Call 1-855-478-4290 →State residential permit (Dresden, Martin, McKenzie): the fee rises with the cost of construction, and a new home has to be valued at $60.57 or more per heated square foot. Work costing $5,001 to $100,000 is $350, $100,001 to $150,000 is $400, and each further $50,000 band adds $50. New construction also pays $100 for the plumbing and HVAC inspection, and a living-space slab poured apart from its footings adds another $100. For a 2,400 sq ft house the minimum valuation is $145,368, so the state charge is $400 plus $100, or $500. The fee includes one re-inspection; later ones cost $100 each.
Inspections in Weakley County
Unincorporated county: the Trustee’s permit carries no inspections. An owner who wants a house checked, for example to obtain a certificate of occupancy for a lender, can buy a state building permit online; the State Fire Marshal’s Office then inspects during construction and releases a certificate of occupancy if the home meets the state standards (questions: 615-741-7170).
State program cities: the permit holder books each inspection in CORE: the foundation before concrete, a separate slab inspection where needed, rough-in and framing, and a final before occupancy. The state permit covers the building only; septic, electrical, floodplain and zoning approvals are separate.
Martin: the City’s building inspector is the contact for the city-issued permits: commercial buildings, storage buildings, pools and covered decks.
