A $250,000 house, for example, pays $853 for the building permit and $127.95 for plan review, with plumbing, electrical and HVAC permits priced separately on their own contract values. West Columbia trade permits

Electrical, plumbing, mechanical (HVAC) and gas work each gets its own City permit number, pulled by the licensed subcontractor through its own portal account after the main project is approved. The City lists the licence holders it expects: a master electrician for electrical work, a master plumber for plumbing, and a master mechanic for gas and HVAC. An owner-builder may not do electrical, plumbing or mechanical work without the proper licences and permits.

Commercial fire protection has its own fees. Sprinkler plan review runs from $50 for up to 20 heads to a $500 maximum, and a new sprinkler permit from $100 for up to 10 heads to a $1,000 maximum; fire alarm plan review runs from $25 to a $300 maximum. Fire submittals need stamped alarm and sprinkler plans, pressure test results and the State Fire Marshal’s approval letter, which the City says takes about 30 days.
