A whole-house generator needs an electrical permit application, line diagram, site plan, fuel type and clearances, and wind-zone anchorage.

Design criteria and plan review

Plans must be designed for 133–140 mph wind speeds, Seismic Design Category D for commercial buildings and D-2 for homes. They need a code analysis, design pressure ratings for every door and window, a soils report for commercial work or a soils assumption for homes, and detailed drawings for all disciplines. The Town requires impact glazing in all areas and special inspections on commercial projects.

Deck plans must carry a design professional’s stamp showing a continuous load path to the foundation; the plot plan may be hand-drawn but must be to scale and show setbacks and impervious lot coverage. In-ground pool plans do not need a design professional’s seal but must detail the shell, reinforcement, concrete, depths, steps, drains and entrapment protection, and a hot tub on a deck needs stamped structural plans.
