Mauldin applications and who may file

Applications can be made in Citizenserve or on the City’s printable forms, and every form must be filled in completely before it is processed. The residential and commercial forms list the building, electrical, mechanical and plumbing permits on one sheet, each with its contractor, state licence number and cost of work, plus the zoning permit. The commercial form adds lines for fire sprinklers, fire alarms, refrigeration, gas piping and hood systems.

  • Trade Permit Application: for stand-alone electrical, plumbing, mechanical or gas work on a home or business.
  • Building Permit Amendment Application: for changes to a permitted project.
  • Home Owner Builder Disclosure: lets an owner without a licence build or improve a one- or two-family home for their own use. It is notarized and recorded at the Greenville County Register of Deeds (301 University Ridge, Suite 1300; $25 filing fee). Selling or renting within two years of completion is presumed to break the exemption.
  • Non-Resident Contractor Business License Application: for contractors based outside the city.

A zoning verification letter, confirming that an existing site or building complies with zoning and building rules, costs $100; request it from the commercial permit facilitator.

Mauldin permit cost

Fees come from the City’s FY2027 fee schedule, posted in June 2026; the permits page still links the older July 2022 schedule, whose rates are lower. For a new one- or two-family home, the valuation is the gross floor area times $84.71. Each trade (building, electrical, plumbing and HVAC) pays a $15 base fee, and the valuation is run once through the construction rate schedule below.

Plans and site information to submit

New house

  • Three scaled 8½ x 11 sketch site plans, or a copy of the survey
  • Parcel ID, zoning district and subdivision and lot number
  • Heated and unheated square footage, stories, bedrooms and baths
  • Foundation type and whether the soil is fill or undisturbed
  • Power supplier (Duke Energy or Laurens Electric) and sewer provider (City of Mauldin or Metro)

Commercial

  • Three 24 x 36 scaled site plans and the completed Site Plan checklist for zoning
  • Two plan sets sealed by an engineer or licensed design professional for fire review

Mauldin permit application: how to apply step by step

1. Check the address is in the city

Unincorporated addresses with a Mauldin mailing address are permitted by Greenville County.

2. Set up Citizenserve
