Building permits in the Town of Irmo are issued by CC&I Services, the Town’s third-party permitting and inspection service, through the Irmo iWorQ portal, after the Town of Irmo issues a zoning permit for the project. From July 1, 2026 a home project costs $5.10 per $1,000 of value (minimum $55) plus a 10% plan review fee.
What requires a permit in Irmo?
Most projects need two approvals: a Town of Irmo zoning permit and a CC&I building permit.

Who issues building permits in Irmo?
Irmo straddles Lexington and Richland counties, but the county line does not change who permits a property inside town limits. The Town handles zoning, business licenses and planning; CC&I Services issues building permits and certificates of occupancy and performs the inspections for the whole town. Land outside the town is permitted by Lexington County or Richland County.

Irmo permit applications
The Irmo iWorQ portal, which CC&I runs for the Town, holds separate applications for commercial plan review, building, residential building, mechanical, electrical, plumbing, fire, site, demolition, encroachment and occupancy permits. The same portal is used to resubmit plans, upload documents and request inspections. CC&I processes permit requests that arrive after 4:00 p.m. on the next business day.

- Permit Agent Authorization Form, for someone applying on a contractor’s behalf.
- New Commercial Construction C/O Form, for the certificate of occupancy on a new commercial building.
Every new home needs a plan review, so submit the plans with the permit application. Commercial projects need a plan review application with plans before any permit is issued, and CC&I typically returns comments 10 business days after the review fee is paid.

CC&I’s Town of Irmo building permit fee schedule took effect on July 1, 2026, replacing the CC&I rates still shown in the Town’s FY 2025-26 master fee schedule. New construction is valued with CC&I’s current Building Valuation Data chart; other work is priced on the contract amount, and a signed contract is required.

The Town’s own fees are separate: $50 for a zoning permit, $25 for a tree removal application with mitigation at $75 per caliper inch, and sediment control and drainage plan submittal fees from $50 for an acre or less to $400 for over 100 acres.
Electrical, plumbing and mechanical permits
CC&I issues electrical, mechanical and plumbing permits for Irmo, each through its own application in the Irmo iWorQ portal. Work other than new construction, including trade jobs, is priced on the signed contract amount under the residential or commercial rates above.
Replacing a commercial kitchen hood is handled by the Irmo Fire Marshal rather than CC&I.

The fee schedule charges $75 for second and later inspections of the same work. A permit expires 180 days after it is issued or after the last inspection; a renewal or update costs $60.
