Inside Claremore city limits, building, remodel, trade, fence and pool permits come from the City’s Community Development Services department at the Public Works Complex, 724 Ramm Rd. (918-341-2066), and every application goes through the City’s OpenGov permit portal. Under the City Code a house is charged one-sixth of 1% of $45 per square foot of living area, which is $150 for 2,000 sq ft, plus $40 each for the footing and framing inspections.

Claremore permit portal and registration
Create an account in the City’s OpenGov (ViewPoint Cloud) portal, pick the permit under its category, and start the application. Drafts can be saved, fees are paid online by card or e-check once the City sends the fee notice, and up to 10 guests, such as contractors, can be added to a record to pay fees and request inspections. Each permit is visible only to the account that submitted it, so the City suggests one shared login for a company.
- Contractor registration: electrical, mechanical and plumbing contractors register in the portal by uploading their Oklahoma Construction Industries Board licence. The fee is $100 for a first or lapsed registration and $50 to renew, and the registration expires on the same day as the state licence. Journeyman licences are not registered.
- Builders and developers register separately before building in the city, and business registration is free.
- Subcontractors: every subcontractor must be registered with the City and hold a state trade licence before it can be added to a new construction permit; the City will not issue the permit until they are.
Electrical, plumbing, mechanical and fire permits in Claremore
Trade permits are issued separately in the portal, and only a company registered with the City with an active state trade licence can pull one. Solar work uses the solar permit and net metering agreement rather than a plain electrical permit. City Code 150.036 sets these inspection fees:
Not sure this scope needs a permit?

|---|---|
| Residential plumbing, electrical or mechanical | $40 each ($80 for a duplex) |
| Residential plumbing, extra baths | $5 per bath over two |
| Residential mechanical, extra units | $15 per unit over one |
| Commercial plumbing | $30 for the first three fixtures or drains, $1 each after, $10 each for water and sewer system inspection; $50 minimum |
| Commercial electrical | $50 for the first 300 amps, plus $10 per 100 amps over that |
| Commercial mechanical | $50 for the first 20 tons, plus $5 per 20 tons over that |
| Trade re-inspection | $25 |
The City’s fire marshal permits handle NFPA 13, 13R and 13D sprinkler systems, NFPA 72 fire alarms (with an electrical trade permit for the wiring), kitchen hood suppression and fire code operational permits. Septic systems, where a lot is not on City sewer, are permitted by the Oklahoma Department of Environmental Quality; City Code 150.106 also requires a city septic permit ($5 under 150.107) inside the city limits, and outside them where the building uses City water or power.
Claremore permit fees
Building permit fees are set in section 150.036 of the Claremore Code of Ordinances (last amended in 2010) and the $25 fence fee in section 157.04; the portal adds a current flat fee for pools.

| Commercial footing and framing inspections | $50 each |

Rather talk it over?
Call 1-855-478-4290 →For example, a 2,000 sq ft house is valued at $90,000 under the formula, so the permit fee is $150, with the $40 footing and $40 framing inspection fees and the $4.50 state fee on top. Fees double if the City has to tell a builder to buy a permit after work has started. Under Ordinance 2026-17 (September 8, 2026), a third-party commercial inspector is paid by the owner or permit applicant unless the City agrees otherwise, and does not reduce the City’s permit or inspection fees except as its adopted fee schedule provides.
Documents for a Claremore application
New home
- Building site plan
- One copy of the floor plan
- Street cut and driveway application
- Sediment & Erosion Control Permit application
- Registered subcontractors listed on the permit
Remodel, fence or pool
- Remodel: site plan and one floor plan, plus the driveway or erosion forms if the work calls for them
- Fence: fence lengths and heights for the front, back and side yards, the material, and whether it is new or a replacement
- Pool: plot plan and property survey, gallons, dimensions, construction cost and the electrical and plumbing subcontractors
For a disturbed area of 1 acre or more, the erosion control application needs a copy of the ODEQ stormwater discharge permit and a Stormwater Pollution Prevention Plan; smaller sites describe their erosion and sediment controls on the form. Pattern Zone projects submit a site plan on a certified boundary survey showing how each pre-approved site condition is met.

Create a portal account and register your company and subcontractors with the City.
Choose the residential, commercial or trade permit and upload the site plan, floor plan and the driveway and erosion forms.
Respond to City staff comments; sprinkler, fire alarm and kitchen hood systems need their own fire marshal permits in the portal.

Use the portal to request footing, framing, trade and final inspections.
Inspections in Claremore
Inspections are requested on the permit record in the OpenGov portal, where the applicant and any guests on the record can book them. The City Code charges separate footing and framing inspection fees for houses ($40 each) and commercial buildings ($50 each), and $25 for each trade re-inspection. Questions about scheduling go to Community Development Services at 918-341-2066.
For large, complex or specialized commercial work, Ordinance 2026-17 lets the Building Official require or approve a third-party inspector holding the state’s inspector licence. The inspector must be approved in writing before inspecting, reports go straight to the Building Official, and an inspection counts only once the Building Official accepts the report. Ordinance 2026-18 does the same for fire code inspections.
Local Claremore details that matter
Unified Development Code: the current version took effect on June 18, 2025. The City withholds permits until development-related fees, including any park fees, are paid.
Pattern Zones: pre-approved building designs on mapped lots get an expedited combined site development and building permit, with their own parking, sidewalk and street tree rules. Floodplain and stormwater rules still apply.
Floodplain: Claremore takes part in the National Flood Insurance Program (community 405375); the fence and pool forms show staff checking zoning, floodplain and setbacks before a permit is issued.
