The Oklahoma Uniform Building Code Commission lists Atoka County, Caney, Stringtown and Tushka as jurisdictions that do not issue permits. In the unincorporated area, the county floodplain administrator handles development in mapped flood areas.

For commercial buildings, plan review and the 50% and 100% site inspections are paid at actual cost directly to a State Fire Marshal approved consultant, with $200 for each extra visit, plus $50 a visit to Code Enforcement.

The City’s residential application handout quotes the same $0.25 per square foot but no minimum, lists no separate trade permits, and charges $54 rather than $50 for electrical, gas and mechanical inspections. The City Code schedule is the adopted one, so ask Code Enforcement which figures it is charging before you budget.

For example, a 1,500 sq ft house with a 400 sq ft garage has a building permit fee of $475 (1,900 × $0.25, above the $250 minimum). Electrical, plumbing and mechanical permits and inspection fees are added; the City says most new houses have at least two of each inspection type. Water and sewer taps are arranged with the water department for an extra fee.

Electrical, plumbing, mechanical and septic work

In Atoka, a house that will be sold or rented must have state-licensed electrical, plumbing and mechanical contractors; an owner who will live in the house may do that work personally. Every contractor needs a City licence before work starts, including general contractors, who usually hold no state licence. The City asks for a copy of the state licence, a driver’s licence and proof of insurance, and licences run to June 30 and are issued within 5 business days. Trade licences come from the Construction Industries Board. Septic systems are permitted and inspected by the Oklahoma Department of Environmental Quality.

What an Atoka application needs

Each residential application needs a drawing of the structure showing the number of rooms, room sizes, door placement and total square footage, plus anything else that will help the inspector. Ask Code Enforcement for the required setbacks so the house is placed correctly on the lot. Houses must be at least 1,000 square feet, and a metal house must be fully covered on the front facing the street (front and street side on a corner lot) and 25% covered on the other sides; the back may stay metal.
