For a manufactured home, the electrical permit is $50. The County’s link to its residential fee schedule currently opens the same commercial schedule, so residential building permit fees are not published online.

Electrical, plumbing and HVAC work

Planning & Zoning permits and inspects electrical, plumbing, gas and HVAC work. Every application needs copies of the state and local licences of the general contractor, electrician, plumber and HVAC contractor; a homeowner doing their own work signs the Self-Work Affidavit and may not hire unlicensed people to run subcontractors. On commercial jobs, the electrical, plumbing, HVAC and framing inspections are charged at $200 each.

Before setting electrical poles, customers of Flint, Georgia Power, Southern Rivers, Fort Valley Utilities or Upson EMC must contact their utility’s engineering department. A construction pole must be ready for inspection along with the footing and foundation.

Application documents and review time

Home

  • Health Department approval of the well and septic system, before any dwelling permit
  • House and site plan or blueprints
  • Copies of the recorded plat and recorded deed, with property lines clearly marked
  • A driveway permit, if needed, and an assigned address

The County gives about 30 days for commercial review and permitting. Plans go through building, structural, fire, MEP, zoning and civil review; you answer the comments, pay the plan review and permit fees, and post the permit placard before work begins.

Inspections and closeout

Request an inspection only when the work is 100% ready, by calling 478-836-3199 or through GeoPermits, with at least 24 hours’ notice. Inspections are carried out within 48 hours of the request. A site that is not ready is marked as failed, and a $100 fee applies after the second failed inspection.

The residential inspection stages are:

  • Foundation: before concrete; footings at least 12 inches below undisturbed grade, rebar on chairs or tied, and setbacks checked.
  • Under-slab plumbing: drain lines exposed and water-tested with a 10-foot stack.
  • Slab cover: vapor barrier sealed and mesh supported before the pour.
  • Temporary power: allows systems to be tested, for up to 30 days.
  • Framing and rough-in: structure dried in, house wrap and flashing installed, and electrical, mechanical and plumbing rough-ins uncovered.
  • Insulation: before drywall is stocked in the building.
  • Final: when the building is complete, including landscaping, stabilization and drainage.

Duct leakage and blower door test results must be reported to Planning & Zoning. Commercial buildings need final building, fire, MEP and site inspections and a Certificate of Occupancy or Completion before they open.

Local Crawford County rules

Residential build rules: masonry or brick mailboxes are not allowed, footings need reinforcing bars, energy-efficient windows must be documented, and baths and door sidelights need tempered glass.

Manufactured homes: no new or used manufactured home may be brought into the county without a permit, and a used home must pass an inspection before it is moved. Homes must be at least 16 feet wide with a 3:12 roof pitch, shingle or similar roofing and site-built-style siding, sit on poured concrete piers or ABS pads, be fully underpinned in masonry or finished concrete, keep 18 inches of crawl space, and have a front deck of at least 120 sq ft and a rear deck of at least 80 sq ft. No manufactured home may be within 300 feet of property zoned R-1.
