What requires a permit in Braselton?

Braselton's Development Code requires permits for regulated building work and separately addresses electrical, gas, mechanical and plumbing systems. Work that requires a permit must not begin until the permit is issued and the permit card must remain posted on the site until a certificate of occupancy or completion is issued.

The Town's current residential construction requirements state that a residential permit will not be issued until the required supporting documents are submitted. New structures and additions can require a house location plan showing lot dimensions, setbacks, watercourses, wetlands, floodplain boundaries, stream buffers, rights-of-way and proposed structures.

Braselton is its own permitting jurisdiction. Hall County’s official jurisdiction page lists Braselton as a municipality with its own inspection department, and the Town Development Code assigns permit and inspection duties to the local building official.

Braselton permit types and filing

Braselton’s permit forms include a general building permit application, a combined trade permit application, separate electrical, mechanical and plumbing applications for single-trade jobs, a swimming pool application, a subcontractor certification form, an erosion control compliance certification, an authorized agent form and an owner exemption form.

Fence permits use the general building permit application. Retaining walls over four feet tall, and some shorter walls with steep backfill or a surcharge load, need a permit approved by the Public Works Director.

Permit costs and fees in Braselton

Braselton's Development Code states that permit fees must be paid before a permit is issued and that additional fees may be due when an amendment increases the estimated cost of the building or regulated system.

The code states that building permit valuation includes the total cost of the work, including electrical, gas, mechanical and plumbing equipment and systems, materials and labor. If the Building Official determines that the declared valuation is underestimated, the permit can be denied until acceptable detailed estimates are provided.

Starting work before the required permit is issued carries a penalty of 100% of the usual permit fee, on top of the required permit fees. Fences are charged the $100 minimum fee for a residential addition.

The Braselton Development Code expressly covers electrical, gas, mechanical and plumbing systems and requires inspections of those systems during construction and at completion.

The code lists underground, rough-in and final inspections for electrical and plumbing work and staged inspections for mechanical systems.

For a new home, the trade permit application must be turned in with the building permit application, with all trades on one form. Each trade permit needs a subcontractor certification form signed by the licence holder for that trade.

Application documents and plan review

Braselton's residential construction requirements list the supporting documents needed before a residential permit can be issued and distinguish between new construction, interior alterations and exterior alterations/additions.

For new structures and additions, the Town requires a house location plan (a lot survey) showing lot dimensions, setbacks, watercourses, wetlands, floodplain, stream buffers, rights-of-way, easements, zoning and the proposed structures. Homes in planned unit developments such as Chateau Elan also need architectural approval from the developer or homeowners association.

Single-family homes do not get a building plan review unless zoning conditions require one. Commercial, industrial and multi-family projects are plan-reviewed.

Braselton’s Development Code requires staged building inspections including foundation/foundation wall, slab/underfloor, frame, lath/gypsum where applicable, sheathing and final inspection. Flood-hazard construction can require lowest-floor elevation certification before further vertical work.
