Wilton Manors permit types

Every application starts with the Broward County Uniform Building Permit Application (revised March 9, 2026), signed and notarized, plus the City’s project-specific checklist for the work. The general permit checklist also asks for the Broward County Property Appraiser sheet for the property, a copy of the signed contract, two sets of plans, contractor registration for every contractor, a recorded Notice of Commencement and, for condos, an association letter.

Other forms on the City’s list include the Contractor Registration Form, Owner/Builder Statement/Affidavit, Change of Contractor/Cancellation of a Permit, Change of Architect/Engineer, Special Building Inspector, Digital Signature Affidavit, Construction Bond, Impervious and Pervious Space Calculations, Hurricane Mitigation, Mandatory Countywide Rooftop Mounted Equipment Affidavit, backflow test reports and the Certificate of Occupancy/Completion/Temporary checklist. Older buildings follow the Broward County Building Safety Inspection Program forms.

Permit costs and local fees

Fees come from the City’s Consolidated Fee Schedule (Resolution No. 2025-036, effective May 28, 2025) and are paid when the application is submitted. The fee is based on the greatest of the cost stated on the application, the signed contract or RS Means construction values.

For example, a $50,000 renovation has a construction fee of $150 plus 2% of $49,000, or $1,130. On top come a $25 technology fee per permit, an education fee of 0.03% of construction cost, the Broward County Board of Rules and Appeals fee ($0.52 per $1,000, $2 minimum) and the state’s 1.5% and 1% surcharges.

Other charges: re-inspections cost $125, $150 and then $175 per trade; plan changes are $175 per trade for single-family work; a change of contractor is $175; an extension before expiry is $150; and expedited plan review is $200 per discipline, requested before noon. Work without a permit is charged double the construction fee, plus $275 for a second offense and $687 for each one after that. Impact fees adopted by Ordinance No. 2022-016 (effective December 13, 2022) apply to new development.

Electrical, plumbing, mechanical and other trade permits

Each trade is a separate permit and review stop: the construction fee applies per structure per trade, and Calvin, Giordano & Associates assigns separate chief electrical, mechanical and plumbing reviewers and inspectors. Discuss plan-review comments or inspection timing for each trade with the assigned reviewer or inspector.

  • A/C: separate checklists for change-outs and new installations; rooftop units also need the countywide rooftop equipment affidavit.
  • Electrical: service changes have their own checklist, and temporary power uses the 30 Day Temporary Electric Service form.
  • Plumbing: water heater replacements use the City’s Water Heater Replacement Form; backflow assemblies need test reports and recertification.
  • Fire: fire inspections and fire plan review are part of Community Development Services, through the Fire Marshal.

Application documents and plan requirements

All permits are submitted electronically; upload the documents the project checklist asks for. The City also publishes a Broward County Review Approval Guide for scopes that need county review.

A fence permit, for example, needs:

  • Building (and, if applicable, electrical) applications online
  • A sealed survey prepared within the last two years
  • Easement agreements from the utilities if the fence is in an easement
  • Homeowners’ association approval, if required
  • Signed and sealed plans for PVC or metal fences, and the chain link fence table for chain link
  • For owner-builders, the Owner/Builder Affidavit signed in person at Community Development Services

Fence applications stop at Building, Zoning and (if needed) Electrical review.
