Seminole permit types and local requirements

Seminole publishes a broad forms library that reflects separate building and trade scopes. Available city documents include building, electrical, fuel-gas, mechanical and plumbing certifications, window/door permit checklists, roofing compliance affidavits, pool safety/inspection materials, subcontractor job cards and private-provider forms.

ScopeCity-published filing / form
Window / doorOnline contractor permit + Window/Door Permit Checklist.
A/C replacementListed among online permit scopes.
ReroofOnline permit scope + Roofing Compliance Affidavit.
Electrical upgradeListed among online permit scopes; separate electrical certification form available.
Water heaterListed among online permit scopes.
PoolResidential Pool Safety Barrier Form and Swimming Pool Inspections information.

The city says most plan reviews, including zoning and fire plan reviews, are done in-house. Commercial work is the exception: commercial projects must use a private provider for plan review and inspections at the applicant’s expense, and the city reduces the permit fee to match.

Seminole permit fees

Seminole’s permit fee schedule uses a tiered total job valuation formula rather than a single flat permit amount.

Total job valuationCurrent schedule
$0-$1,000$50 base fee.
$1,001-$20,000$50 for first $1,000 + $9 per additional $1,000 or fraction.
$20,001-$40,000$225 for first $20,000 + $10.50 per additional $1,000 or fraction.
$40,001-$60,000$425 for first $40,000 + $12 per additional $1,000 or fraction.
$60,001-$100,000$650 for first $60,000 + $13.50 per additional $1,000 or fraction.
$100,001-$500,000$1,000 for first $100,000 + $10 per additional $1,000 or fraction.

Above $500,000 the fee is $5,000 for the first $500,000 plus $8.75 per additional $1,000, and above $1,000,000 it is $9,500 plus $7.50 per additional $1,000. After-the-fact permits cost double. Using a private provider for inspections cuts the permit fee by 25%, and for plan review and inspections by 50%. Reinspections cost $75 for the first and $125 for the second.

Seminole building and trade responsibility

The City of Seminole handles building-code permit functions locally, and its application/forms clearly separate building, electrical, fuel gas, mechanical and plumbing scopes. The city also publishes specific certification forms for each of those disciplines.

The city forms library separately includes private-provider power-release documentation, so private-provider work should not be assumed to follow the same workflow as a standard residential city inspection.
