What requires a permit in Sebring?
Sebring’s building FAQ says the Florida Building Code requires a building permit before construction, and inspections follow throughout the work. If you are not sure whether your project needs a permit, ask the Building Department before work begins.
Zoning is separate from the building permit. Sebring keeps its own zoning ordinances and has retained the Central Florida Regional Planning Council to oversee zoning changes.

The city’s July 2026 fee schedule lists separate residential permit types, including mechanical, electrical, plumbing and gas work, doors and windows, hurricane shutters, fences, pools and pool cages, docks, driveways and demolition.
Permit costs and local fees
Sebring adopted a new fee schedule in July 2026. Each permit type has a base rate, plus plan review at $50 per page and $85 per inspection.
A first failed inspection costs $85 and each later failed inspection $170. Inspections outside business hours cost $170 on weekdays and $340 on weekends.
Work started without a permit is charged double the permit fee, and the schedule adds fines and possible referral to the licensing board.
Electrical, plumbing, mechanical and other trade permits
Trade work needs its own permit. The fee schedule lists separate residential permits for mechanical, electrical, plumbing and gas work, and notes that a generator permit also requires a gas permit.

Sebring’s Building page groups the permit applications, roofing-photo checklist, permit fees, permitting requirements, contractor registration, permit information sheets, private-provider forms and other supporting documents in one place.
The city will not accept plans for review from engineers unless the application, the contractor’s information and the complete scope of work come with them.
How to apply: 6-step local process
Check that the parcel is inside city limits and whether the project needs a zoning approval first.
Pick the city application that matches the work, with a separate trade permit for each trade.
Include the application, contractor information, the complete scope of work and the plans. For roofs, follow the city’s roofing-photo checklist.
Send the package to building@mysebring.com. The city has no online portal.
Pay the base rate, plan review and inspection fees from the July 2026 schedule. Do not start work until the permit is issued.

Sebring explains that required inspections occur throughout permitted construction so the Building Department can verify compliance with the Florida Building Code. The required inspection sequence depends on the permitted scope and approved plans.
The city’s building FAQ warns that work done without a permit leads to a notice of code violation, and work already covered up may need costly third-party engineering analysis.
