Oakland Park permit types and forms
The Broward County Uniform Building Permit Application is the only application form the City accepts, for building, electrical, mechanical and plumbing permits alike. Use the current revision from the City’s Applications & Forms page, because the county form has recently changed. Roofing uses its own HVHZ uniform roofing application.
Contractors must register with the City before pulling permits. Registration needs a signed and notarized Contractor Registration Form, a State of Florida certification or registration or a Broward County Central Board of Examiners Certificate of Competency (no other jurisdictions’ cards), the county Business Tax Receipt, a certificate of insurance naming the City at 1100 Park Lane East as certificate holder, and the qualifier’s driver’s licence.
Other forms the City publishes include the Owner Builder Disclosure, Change of Contractor and Change of Architect-Engineer of Record requests, the Notice to Building Official and Private Provider package, the Threshold Inspector form, the Hurricane Mitigation Affidavit, the Retrofit Window and Door Schedule, and the Expired Permit Renewal and Extension request.
Oakland Park building permit cost
Fees come from the City’s Fee Booklet effective October 1, 2025. Job value is the total contract price for labor and materials; for owner-builders it is the fair market value of the work. The first plan review is included in the permit fee, and the minimum permit fee is $154.
| Project | Fee |
|---|---|
| Base building permit application fee | $150 |
| Permit fee | 2.5% of total job value |

| Demolition, first 500 sq ft | $145 plus plan review |
| Final Certificate of Occupancy | $200 |
| Temporary CO, each 30 days | $200 |

| Permit extension (one time, 180 days) | $120 |
| Stand-alone solar permit | $0 (surcharges still apply) |

Get a free quote →The booklet’s fee table lists the $150 base fee, though its summary note gives $120. State surcharges of 1.5% and 1% of the permit fee, a Broward County surcharge of $0.52 per $1,000 and a training fee of $0.25 per $1,000 of construction value are added, and card payments carry a processing fee. Projects worth more than $200,000 pay a non-refundable deposit at submittal, credited to the permit. A re-inspection costs $90, and $320 for each later re-inspection of the same violation. Work without a permit is charged double. Private provider projects get a 12.5% reduction per trade on both plan review and inspection fees.
Trade permits in Oakland Park
Building & Permitting Services issues electrical, plumbing and mechanical permits on the same Broward County uniform application, and each trade has a Chief Inspector. Trade permits use the same job-value fee basis, and second and later plan reviews are charged per trade.
- Electrical: the City publishes an Electrical Service Form and a 30-day temporary testing form. Energizing temporary power without its own permit and inspection is a common inspection failure.
- Mechanical: A/C replacements use the Broward County BORA A/C Replacement form; emergency A/C replacement may start before approval only with the Chief Inspector’s consent, up to the first required inspection.
- Plumbing: commercial backflow assemblies must be registered with BSI-Online, and proof is checked at inspection. Backflow questions go to 800-414-4990.
Application documents and plan review
The City publishes the reasons plans are most often rejected, which work as a checklist for new buildings, additions and alterations:

Call 1-855-478-4290 →- A complete application with job value, job description and qualifier information
- Signed and sealed plans with a verifiable digital signature, in as few PDF files as possible and not copy-protected
- Product approvals (NOAs) that meet the design wind loads
- Survey, truss engineering, structural and energy calculations, and a geotechnical report where needed
- An elevation certificate and finished floor elevation on the site plan
- A substantial improvement calculation when work exceeds 50% of the building’s market value
- An asbestos certificate for additions and demolitions, and approvals from other agencies
| Project size | Standard | Expedited |
|---|---|---|
| Small (fence, roof, driveway) | 10 business days | 5 business days |
| Large (new construction, substantial improvements) | 15–20 business days | 8–12 business days |
Expedited review costs twice the dry-run fee per trade, based on job value; the City’s example is $132 per trade for a $6,000 job. Times vary with workload.

The permit holder or their agent requests inspections in the Online Permit Access Portal, which also shows results and plan review comments. Requests entered before 3:00 p.m. are inspected the next business day; later requests go to the second business day. Overtime inspections cost $180 an hour with a 3-hour minimum per trade.
The City’s most common reasons for failed inspections are: no approved plans or permit card on site, work not complete or not accessible, work covered before inspection, no ladder for a roof inspection, a dirty site at final, and a missing recorded Notice of Commencement on jobs over $5,000. Temporary restrooms must be on site.
Local Oakland Park details
Fences: in the R-1 and R-2 districts, fences may be no taller than 5 ft in front yards and, as the City’s fence sheet puts it, 6’-1/2” in all other locations, the front setback is 25 ft (35 ft on 40 ft wide R-1 lots), and fences must stay under 36 in within driveway sight triangles. Pool barrier gates need self-closing, self-latching hardware at least 54 in above the bottom of the gate. Barbed, razor and electrified wire are prohibited.
Impact fees: new homes pay a park and open space impact fee of $2,250 per dwelling unit. Land west of Interstate 95 also pays a public safety assessment of $150 per dwelling unit or $980 per non-residential acre.
Rights-of-way and swales: driveway and swale work in the right-of-way needs the City’s engineering right-of-way permit, and the City publishes a driveway and swale detail and a swale acknowledgment form.
Building safety inspections: older buildings in the 40/50-year program file the City’s Building Safety Inspection forms, with a $420 program fee per building.
