What requires a permit
Maitland requires permits for work regulated by the Florida Building Code and publishes online permit types and application checklists through its permitting system. Applicants select the permit type first, then the system identifies the information and files required for that scope.

Maitland's online permitting portal is used to submit permit applications and plans, receive status-change emails, pay invoices, print permits and request inspections. A customer account is required for permit submissions.
Fire and site-construction inspections are scheduled differently. The Fire Department schedules all fire finals together, so request the fire alarm, fire sprinkler and fire final inspections at the same time. Site-construction inspections are booked with the city's site-construction contact.
Permit costs & fees
Maitland states that its current Building and Permit fees were adopted by City Council on June 22, 2026 through Resolution 07-2026. New-building permit fees are calculated from building square footage × current ICC valuation × the city building-fee multiplier, plus a $100 processing fee.

Get a free quote →The schedule also adds Land Development Code, Drainage Compliance and Fire Protection Compliance charges, each 10% of the building permit fee, and a state surcharge of 2.5% with a $4.00 minimum. A site permit is 1% of total site cost excluding building costs, with a $100 minimum. Stand-alone electrical, mechanical, gas, fire, demolition and other permits have flat fees.
Examples include residential HVAC change-out at $75, commercial HVAC change-out at $175, residential new electrical at $275 and commercial new electrical at $325. A building re-inspection costs $50 for any trade.
Trade permits
Maitland schedules building and related trade inspections from 7:00 a.m. to 5:00 p.m., Monday through Friday. The city states that after-hours inspections are not available. Standard next-day building-trade inspection requests have a 5:00 p.m. cutoff.
The fee schedule lists separate stand-alone permits for electrical, mechanical, gas and fire work, so a trade job on its own is filed under its own permit type.

Review can take up to 30 days. When the status changes to Fees Due, pay online by credit card or by check; after payment the record changes to Issued and you can print the permit card.
Request inspections online or by email, then request the CO or Certificate of Completion after required inspections pass.

Building and trade inspections can be requested online or by email at inspections@itsmymaitland.com. Email requests must identify the contact, inspection type, permit number and project address. Building-trade requests received by 5:00 p.m. are scheduled for the next business day under the city's published process.
