What requires a building permit in Longwood?
Longwood requires permits for construction regulated by the Florida Building Code and publishes forms for residential and commercial building work, electrical, plumbing, mechanical, roofing, windows and doors, signs, pools, demolition, site development and specialty scopes.
The city’s permitting page also identifies Public Works permits for backflow and irrigation and right-of-way work. Those are processed by Public Works rather than the Building Division even when they are part of the same construction project.

Longwood permit types and local requirements
Longwood’s fee schedule separates master structural permits from specialty permits. A master structural permit is priced from ICC Building Valuation Data and covers the associated electrical, plumbing, mechanical and gas work, so those trades do not need separate permits or flat fees. Stand-alone trade work is permitted and priced as a specialty permit.

Longwood’s current Building Division fee schedule is adopted by Resolution 26-1724 and is effective July 1, 2026. Master structural permits use ICC Building Valuation Data and apply a published rate of 2.00% of valuation for new commercial buildings, commercial additions, new residential buildings and residential additions.
The city also applies a $85.41 Division Overhead Fee per permit application. The published schedule lists separate flat fees for remodels, roofs, window/door replacement, electrical, plumbing, mechanical, gas, photovoltaic systems, pools, fire alarms, fire suppression and numerous other scopes.
Examples from the schedule include residential re-roof at $286.58, residential window/door replacement at $256.30, residential mechanical change-out at $246.61 and commercial mechanical change-out at $229.69. State surcharges of 1.5% and 1% of the permit fees are added, each with a $2.00 minimum.
Work started before a permit is issued carries an administrative penalty of double the calculated permit fee, on top of the permit fee itself. A project cancelled after fees are paid gets a 75% refund of the permit fee, unless construction has begun. The overhead fee is not refundable.

Longwood building and trade responsibility
Longwood has separate application forms for electrical, plumbing, mechanical and fuel gas work, and for fire alarm and fire suppression systems. When the trade work is part of a master structural permit, it is covered by that permit and does not need its own permit or fee.
Backflow and irrigation permits and right-of-way permits are processed by the Public Works Department, not the Building Division.

Longwood’s inspection request line is 407-260-3471. All inspection requests must be called in by 3:30 p.m. on the business day before the inspection. The city also offers digital inspections for some work.
A re-inspection costs $55. After-hours inspections are at the Building Official’s discretion, need a written request 96 hours ahead and are limited to true emergencies and critical electrical shutdowns. They cost $100 an hour, with a 2-hour minimum on weekdays and a 4-hour minimum on weekends and holidays.
