The City of Lighthouse Point Building Department is the local construction permitting authority. The department is open Monday through Friday from 8:00 a.m. to 4:00 p.m. at 3701 NE 22 Avenue.
What requires a permit in Lighthouse Point?
Lighthouse Point uses the Broward County Uniform Building Permit Application and City-specific permit forms for construction within the City. The City's permit application covers building and specialty scopes such as seawalls, driveways, docks and pilings, boat lifts, shutters, windows, doors, generators, summer kitchens and other regulated work.
The City fee schedule says a permit application is required for each trade, so building, electrical, plumbing and mechanical work are applied for separately.
Some projects also need Broward County permits or approvals. Those are applied for online through Broward County ePermits OneStop, which the City links from its website.

Permit fees in Lighthouse Point
The City's published Building Permit Fee Schedule bases permit fees on the cost of construction. The applicant states the construction value, but the Building Official may verify it against a signed contract or current RS Means valuation. The City uses the greatest applicable value for fee calculation.
The schedule lists a $125 minimum permit fee and $125 for construction costs up to $5,000 per trade, then 1.35% on construction cost above $5,000 per trade. A residential water-heater or air-conditioning replacement is $75. Permit fees include the first plan review and standard inspections; later plan reviews and re-inspections cost extra.

Its published schedule lists $1,000 for new commercial or new residential construction, $200 for commercial or residential remodels and additions, $300 for permits requiring drainage review and $100 for other permits; the application fee is credited against the final permit cost.
Electrical, plumbing, mechanical and specialty trades
Each trade needs its own permit application, with its own construction value for the fee calculation.
Application documents and intake requirements
The Broward uniform application asks for property, owner, contractor, qualifier, work description and valuation information, with extra fields for common exterior and marine work. A homeowner applying as owner-builder must complete a notarized Owner Builder Affidavit.
A check made payable to the City of Lighthouse Point is required for permit submittals.

Permit life depends on the permit type. Demolition permits are valid for 60 days and cannot be renewed. Single-family dwelling permits issued after July 1, 2026 are valid for 1 year, and commercial, townhome and multifamily permits for 180 days. Each completed inspection extends the permit. An expired permit can be renewed twice, at 50% of the permit cost the first time and 100% the second.
