What requires a permit in Lantana?
Lantana publishes a broad list of work that requires a building permit. The list includes new buildings and structures, additions and renovations, demolition, structural repairs, temporary buildings, sheds, pergolas, porches and accessory structures.
The list also includes air-conditioning work including exact changeouts, roofing, fences, masonry and retaining walls, docks, boatlifts, seawalls, driveways, parking lots, patios and pavers, plumbing, electrical and gas work, pools and spas, windows and doors, garage doors, shutters, generators, solar panels, tents, canopies, awnings, construction staging, site work, swale work and artificial turf. Lantana permit types and applications
Lantana publishes a general building permit application and a building construction checklist, plus forms for air-conditioning changeouts, drainage, landscape, owner-builders, pool safety, permit revisions, subcontractors, swale work, change of contractor and contractor registration.
Some permits can be expedited when they meet Florida statutory requirements under Chapter 553; the applicant must ask for expedited processing at submission and state the statutory basis.
Permit fees in Lantana
Lantana's Development Services fee schedule, effective October 1, 2024, bases the general building permit fee on project value. For valuation from $0 through $100,000, the schedule lists 3% of value. For $100,001 or more, it lists 2% of value, plus applicable State of Florida surcharges or fees.
The same schedule lists a $40 air-conditioning exact-changeout permit, $40 water-heater exact changeout, $400 small-scale solar permit, $250 site-work permit and $300 complete-demolition permit. A subcontractor permit is listed at $30 in addition to the building permit fee.

Get a free quote →For revisions, the schedule lists $35 for residential and $50 for commercial/other, plus $10 per plan sheet; an increase in valuation adds 3% of the added valuation. Re-inspections cost $40 the first time and $75 the second time if the correction is not done, rising further after that. Work done without a permit is charged four times the permit fee.
Fees are collected when the permit is submitted. The Town states that permit payments are accepted by cash, check or money order and that credit-card and online permit payments are not accepted at this time.
Electrical, plumbing, mechanical and other trades
Plumbing, electrical, gas, air-conditioning, generator, solar and roofing work all need permits in Lantana. The Town publishes a Subcontractor Application, and a $30 subcontractor permit fee applies in addition to the building permit fee. A/C changeouts use the Town's Air Conditioning Change Out Form.
Submittal documents and intake requirements
Permit submittals require the application, 2 paper copies and 1 digital copy of the proposed work. Applications and plans are accepted by mail or in person at Development Services, and digital documents can be emailed to buildingpermit@lantana.org. After final approval, the Town emails pickup instructions.
