Lady Lake's building permit fee schedule took effect January 1, 2025. The town uses a mix of flat fees and square-foot formulas, depending on the permit type. Residential and commercial permit fees include administrative, MEPG (mechanical, electrical, plumbing and gas), plan review and inspection charges.

For commercial work, new construction is listed at $0.57 per square foot with a $150 minimum. Commercial alterations, renovations, interior buildouts and shell-only work are listed at $0.47 per square foot with a $150 minimum. Electrical, plumbing, mechanical or gas permits are listed at $0.05 per square foot with a $150 minimum.

The schedule also lists administrative fees, fire safety inspections ($100), after-hours inspections ($100 per hour), pool fees and a $65 re-inspection fee. Work started before a permit is issued carries a penalty of 100% of the usual fee on top of the permit fee.

Lady Lake building and trade responsibility

The town issues and inspects trade permits. Residential electrical, plumbing and gas permits are listed individually, and mechanical changeouts have their own fee. Commercial electrical, plumbing, mechanical and gas work is a separate fee category.

For new commercial permits, Lady Lake states that a certificate of occupancy will not be issued until all required inspections have passed, required departments have approved the project and all fees are paid.

How to apply for a Lady Lake permit

Schedule online by midnight the day before or call the inspection line by 4:00 p.m. for the next business day. Resolve failed inspections and complete all required finals before occupancy or completion.

Inspections in Lady Lake

Lady Lake allows inspection requests through the online portal or by calling 352-751-1515. Online requests may be scheduled in advance up to midnight the day prior. Telephone requests must be called in by 4:00 p.m. and are scheduled for the next business day.

The town states that Building and Villages Public Safety inspections take place Monday through Friday except holidays. Fire inspections outside The Villages jurisdictions take place on Tuesdays and Thursdays.

Where a recorded Notice of Commencement is required, it must be filed before the first inspection. A failed inspection triggers a re-inspection fee, which must be paid before later inspections. If work that needed an inspection has been covered, the Building Official or Growth Management Director may allow a licensed testing agency, architect or engineer to verify it in a signed-and-sealed letter.
