Get a free quote →Since July 1, 2026 the City also exempts single-family work valued under $7,500, such as replacing wood fence pickets or panels (not posts), floor tiles or gutters, if you send a Permit Exemption Request Form with the contract to permitting@daniabeachfl.gov. The exemption does not cover electrical, plumbing, mechanical, gas or structural work (the City counts railings, pool barriers, fences, windows and doors, siding, soffits, roofing and elevated decks as structural), properties in a flood hazard area, right-of-way or landscape work, or a project split into smaller jobs.

How filing works in Dania Beach
Most applications start with the City. You file on paper at the Building Division (or in the Friday drop box), and the City gives the job a permit number used for the rest of the process. The City’s permit portal (Tyler eSuite) is where you track review, pay the invoice and request inspections. Every record needs the property address and the parcel (folio) number. Contractors already registered with the City activate their portal account online.
New residential or commercial properties that need Broward County environmental or transportation concurrency review, an asbestos certificate or a Notice of Commencement go through Broward County ePermits OneStop, a joint City-County portal that saves a trip to the County’s Government Center.
Forms the City publishes on its Forms and Documents page include:

Dania Beach building permit cost
The City does not post a building permit fee table on its website. Fees are calculated for each permit after review: once the application is approved, the City emails an invoice with the accepted payment methods, and fees can be reviewed and paid on the permit portal. Since October 1, 2026 a convenience fee applies to select City payments made by credit card, debit card or ACH, online or in person (public records and utility payments are excluded).
Trade permits in Dania Beach
The Building Division issues electrical, mechanical, plumbing and gas permits as separate records on the portal, each with residential and commercial versions. Questions about whether trade work needs a permit go to the Chief Structural, Electrical, Mechanical or Plumbing Inspector.
- Electrical: the City publishes a request form for 30-day temporary electric service.
- Plumbing: a Water Heater Data Form, a Temporary Water Summary Form and Septic Tank to Sewer Conversion guidance.
- Generators: Emergency Generator Requirements, and separate electrical, mechanical and plumbing records on the portal.
- Mechanical: a mechanical permit form set.
- Fire: fire alarm and automatic fire suppression system forms, with simplified fire alarm and sprinkler permit types on the portal.
