Applying in Pea Ridge

The TEKConnectGov public portal has three doors: Permits & Inspections (building permits, trade permits and inspection requests), Business Licenses, and Planning and Zoning. Planning forms, such as the 2025 large scale development, plat, rezoning, variance, conditional use and home occupation applications, are also posted as PDFs on the City’s Permits / Applications / Licenses page.

Section 11.04.04 lists what a building application must show: the applicant’s name, mailing address and phone; the type of building and its location; outside dimensions; foundation, floor and exterior wall materials; how the building is anchored to its foundation; the first-floor height above the ground before and after grading; the planned start date; and a copy of the house, plot or building plan. Payment accompanies the application and is returned if the permit is denied.

Pea Ridge permit fees

Section 11.04.05 sets the building permit fee from the project’s valuation, using the most recent ICC building valuation data. In the 2026 code book the valuation column of the schedule is printed one line out of step with the fee wording; the fee wording itself sets these steps:

Pea Ridge building permit fee wording (Sec. 11.04.05)

Electrical, plumbing and mechanical permits in Pea Ridge

Trade permits are requested through the same TEKConnectGov portal. Electrical permits go only to holders of an Arkansas master electrician’s licence, and plumbing permits only to people legally authorized to do plumbing. In both trades a homeowner may get a permit for his or her own single-family home if the owner does the work and it meets code.

Local trade rules. Pea Ridge amends the National Electrical Code (2020 edition “or most current edition”, Ordinance 912): electrical service inside every structure must run exclusively on all-copper wire at least 99.90% pure, except feeder cables. Its mechanical code amendments ban flex duct and limit air connectors to 5 feet. Yard lines for water and gas need continuous tracer wire connected at both ends, and dryer vent piping may not rise above the appliance’s exhaust port.

What to submit

The building application itself carries the Section 11.04.04 details listed above, together with one copy of the house, plot or building plan. Bigger projects start with the Planning Commission: the City posts a Large Scale Development Checklist and separate 2025 applications for residential and commercial large scale developments, preliminary and final plats and incidental subdivisions.

On a lot in the designated floodplain, the City’s flood damage prevention code governs the review of the application, and the Building Department, which runs the floodplain program, handles it.

Give 24 hours’ notice for each inspection: footing, foundation, plumbing, mechanical, framing and fire safety.

5. Pay the impact fee and get the CO

The $2,148.99 impact fee is due when the certificate of occupancy is issued, and water and sewer impact fees when service is set up.

Pea Ridge inspections and permit life

Inspections are required on all new construction and need at least 24 hours’ notice and are requested through TEKConnectGov. The department lists footing, foundation, plumbing, mechanical, framing and fire safety inspections.

A building permit is valid for one year from issue. An ordinance amending Section 11.04.06, adopted July 21, 2026, lets the holder ask, before the permit expires, for a one-time six-month extension at 25% of the original permit fee. The project must be substantially complete and active, meaning footing, foundation, framing, electrical, plumbing and mechanical rough-ins and insulation have all passed, with only punch-list items left. The Building Official answers in writing within 10 business days, and a refusal can be appealed to the City Council within 15 calendar days. Otherwise, or for a second renewal, the permit is renewed at the full fee.

Local rules that matter in Pea Ridge

Floodplain: Chapter 14 adopts by reference the flood damage prevention code designed under Arkansas law, with a copy kept at the City Clerk’s office, and the zoning code makes it the governing rule for development in the designated floodplain. The Building Department administers the program, and Pea Ridge takes part in the National Flood Insurance Program.
