Inside Weatherford city limits, building permits come from the Building Division of Development Services at 548 Santa Fe Drive (817-598-4284 ext. 2), and applications are filed in the City’s GovBuilt portal at permits.weatherfordtx.gov. A new house costs $0.67 per square foot with every trade permit included, plus water, wastewater and roadway impact fees, and the City usually reviews residential plans in 2–3 business days against the 2021 building codes. Every development project starts with a pre-development meeting.

What requires a permit in Weatherford?

The City says most structural work, additions, new buildings, major renovations and electrical, plumbing and HVAC work need permits, while small repairs usually do not. Its residential list includes:

  • New homes and room additions
  • Accessory structures over 200 sq ft, such as sheds, carports and decks
  • Structural changes, including removing or adding walls
  • Electrical, plumbing and HVAC work
  • Roof replacement or major roof repairs
  • Fences and retaining walls
  • Siding, window and door replacement
  • Swimming pools, solar systems, irrigation, wells and septic systems
  • Demolition

Commercial work needs permits for new buildings, remodels, trade work, fences, signs and demolition, and fire alarm, sprinkler, fireworks and underground fire line work need fire permits.

Who handles permitting in Weatherford?

Development Services, directed by Scott McDonald, covers planning, zoning, platting, site development and building permits. Its Building Division reviews plans, issues permits and inspects work. The Fire Marshal reviews site and building plans for fire access, hydrants and life safety (817-598-4280), and Public Works engineering and the City’s water and electric utilities take part in development reviews.

Contractors and trade permits in Weatherford

Every contractor working inside city limits must register through the GovBuilt portal, with proof of at least $300,000 of general liability insurance and a current photo ID. Electrical, mechanical and plumbing contractors also upload their state licence.

On a new house or accessory dwelling unit the trades are included in the $0.67 per square foot fee. For other residential jobs, mechanical, plumbing and electrical permits are $75 each; commercial mechanical and plumbing permits are priced per unit and a commercial electrical permit is $200.

Documents and review

For a residential permit, gather proof of ownership such as the deed, a site plan showing property lines and where the work will be, construction drawings, product specifications for the materials, and the contractor’s licence information. All departments review the plans; the Building Division says residential review usually takes 2–3 business days, though reviews can run from a few days to several weeks and may bring requests for revisions.

Review comments and approved documents come back as a “Deliverables Packet”: log in to the portal, open My Profile, choose Permit and Project Cases, select View on the case and download the packet from Attached Docs.

How to get a Weatherford permit

1. Book a pre-development meeting

Required for all development projects, including every subdivision; request it through the portal.

2. Plat or site plan first

For commercial projects, building permits are issued only after the final plat is recorded, or after the site plan is issued where no plat is needed.

3. Register as a contractor

Upload insurance, ID and any state trade licence in GovBuilt.

4. Apply online

Choose Apply for Residential Permit or Apply for Commercial Permit and attach the documents.

5. Pay and post the permit

Pay once approved, post the permit where it can be seen and keep the approved plans on site.

6. Request inspections

Book foundation, framing, rough-in and final inspections in the portal, and keep work moving: most permits expire after 6 months of inactivity.

Inspections in Weatherford

Inspections can only be scheduled once the case in GovBuilt has reached Issued status, when an Inspections tab appears. Choose Request Inspection, enter the inspection type, proposed date, preferred time and any notes, and save. A Weatherford permit technician reviews the request, and you get an email when it is confirmed, denied or changed.

Typical stages are foundation, framing, rough-ins and final. Do not cover work before it is inspected. After the final inspection passes, the City issues a certificate of occupancy or completion.

Texas building code

Texas has no single statewide building code: state law makes the International Residential Code the base code for homes in cities and the International Building Code the base for commercial buildings, with each city choosing the edition and its own amendments, while the National Electrical Code and the energy code apply statewide. Outside city limits most counties issue no building permits for homes. Texas building code rules
