Building permits inside Lawrenceburg city limits are issued by the City’s Planning & Development Department, but only after Municipal Inspection Partners (MIP) has reviewed and approved the plans; you then apply in the City’s GovWell portal and book MIP inspections, which take place on Mondays and Wednesdays. The City’s posted fee schedule charges a $10 processing fee plus a valuation-based building fee, so a $250,000 house comes to $1,174.
Which Lawrenceburg projects need a building permit?
MIP plan approval comes before the City permit for four kinds of building work: commercial buildings, industrial buildings, residential buildings and accessory structures. The City also issues separate mechanical, plumbing, sign, moving and demolition permits.

The State Fire Marshal lists Lawrenceburg as exempt from the state residential program because the City enforces its own codes. Land outside the city is unincorporated Lawrence County, which has opted out of that program and has no county codes office.
Contractor rules and online filing
Anyone applying for a building, mechanical or sign permit, unless exempt, must show a current Tennessee contractor’s licence together with either a certificate of general liability insurance or a workers’ compensation policy.
There are three portals. Plans go to MIP at submitmyplans.com. Once MIP approves them, the permit application goes into the City’s GovWell portal, which is also where every planning and zoning application is filed. Inspections are then requested from MIP at inspectmyproject.com.
Lawrenceburg building permit fees
The City’s posted Schedule of Fees (undated) prices building permits on total valuation. Plumbing and mechanical fees are calculated separately, and all fees are non-refundable.
| Valuation | Building fee |
|---|---|
| $1,000 or less | $20 minimum |
| $1,001 – $50,000 | $20 for the first $1,000, plus $6 per additional $1,000 |
| $50,000 – $100,000 | $314 for the first $50,000, plus $5 per additional $1,000 |
| $100,000 – $500,000 | $564 for the first $100,000, plus $4 per additional $1,000 |
| Over $500,000 | $2,164 for the first $500,000, plus $3 per additional $1,000 |

|---|---|
| Processing fee (every building permit) | $10, non-refundable |
| Plan review, when the Building Official requires plans | $150, with 2 copies of the plans |
| Moving a building | $200, plus any repair or remodel permit |
| Demolition | $50 residential, $100 commercial or industrial |
| Signs | Building valuation schedule |
| Re-inspection after a failed inspection | $20, paid before the visit |
| Work started without a permit | Fees doubled |
Worked example: a $250,000 house is $564 plus 150 × $4 ($600), or $1,164, and the $10 processing fee brings it to $1,174. The schedule does not mention MIP, and MIP’s own review charges are not part of it. Planning fees are listed on the same schedule: a zoning change costs $150 to $475 depending on acreage, a Board of Zoning Appeals item $50, and a commercial or industrial site plan $75 plus $0.04 per sq ft for the first 10,000 sq ft and $0.02 per sq ft after that.
Rather talk it over?
Call 1-855-478-4290 →Plumbing, mechanical and electrical
- Plumbing: $10 processing fee when the plumbing permit is separate from the building permit, $5 for water piping or water-treating equipment, $5 for drain or vent repairs, and $2.50 for each fixture; a failed inspection costs $20 to re-inspect.
- Mechanical: a new heating, ventilation, duct or air-conditioning installation is $20 for the first $1,000 of value plus $2 per additional $1,000; repairs, alterations and additions to an existing system start at $10. Outside one- and two-family homes, self-contained units under 2 tons are priced on the combined cost of all units.
- Electrical: the City’s residential code deletes the IRC electrical chapters and applies the state electrical rules, and the city holds no exemption from the State’s electrical inspection program. So electrical permits are State of Tennessee permits, sold among other places by Lawrenceburg Utilities (931-762-7161).
- Fire: the City has its own fire inspector. Lawrenceburg is not a State Fire Marshal commercial exempt jurisdiction, so plans for the larger occupancies the state lists, such as assembly spaces for 300 or more people, also need State Fire Marshal approval.
Plans and site plans
The fee schedule calls for building plans stamped by a state-certified design professional, filed in two copies when the Building Official requires plans. Projects that need a site plan follow the City’s Site Plan Check List, which asks for:
- A plan at a scale no smaller than 1 inch = 100 feet with the lot’s shape and dimensions
- Existing and proposed buildings, their uses and the number of dwelling units
- A grading plan with contours at no more than 2-foot intervals
- Driveways, parking (with a design layout for five or more spaces) and loading berths
- Screening fences, walls and planting
- Drainage, easements, rights-of-way and areas subject to flooding
- Utilities, including fire hydrants, and stormwater drainage calculations under the City’s Storm Water Management Ordinance
