A permit becomes invalid if work has not started within 90 days or stops for 90 days, and every permit expires one year after it is issued. In the special flood hazard area the city requires the lowest floor to be 1.5 feet above the base flood elevation, with an elevation certificate before the foundation inspection and again before the final inspection. Before a certificate of occupancy, the city’s pre-occupancy checklist calls for working smoke detectors, at least one 5 lb ABC fire extinguisher per residential unit and GFCI outlets within 6 feet of any water source. Work on a property in Eupora’s historic district also needs a Certificate of Appropriateness.
Maben, Mathiston, Mantee and flood maps
Maben: the town’s posted zoning ordinance, an older text prepared with the Golden Triangle Planning and Development District, makes it unlawful to excavate, build, move or alter a building until the Town Clerk has issued a building permit, and a permit expires if work has not begun within 180 days. The Town Clerk is to act on a complete application within seven days. City Hall is open 8:00 a.m. to 4:30 p.m., closed from noon to 1:00 p.m.
Mathiston: the town takes building permit applications online through its state-hosted online services portal, next to its water and garbage service forms.

It does not cover outbuildings, additions or renovations. The form carries out Mantee’s Dwelling Ordinance (No. 2601, adopted March 2, 2026). The Mayor and Board of Aldermen must approve each new dwelling at a regular meeting, on a deed, a building permit, proof that the home was or will be built to a nationally recognized building code and proof of water and sewer or septic compliance.
