The Board of Supervisors governs unincorporated Yazoo County, and its County Administrator is the office to ask which county permit applies to a building project outside the towns. A 2022 state law (House Bill 1163) requires every Mississippi county to make construction in its unincorporated area conditional on a permit, so ask for the county application before work starts.

Yazoo County details worth knowing
Manufactured homes in Bentonia: on May 5, 2026 the Mayor and Aldermen voted to change the town ordinance to allow mobile home lots of 60 by 140 feet with 15 feet clear on all sides; the town’s 2026 checklist and its November 2025 manufactured home ordinance still show a 70 by 140 foot minimum (with 35-foot front and 25-foot side and rear yards in the ordinance). The checklist asks for a deed to the lot, proof of ownership of a home no more than 10 years old (the ordinance text also has a five-year limit in another section, so ask Town Hall which applies), a survey or legal description, and confirmation that water and sewer are available, with a $50 non-refundable permit fee. After a site check, the home may be moved in but not connected; it is connected once it is anchored to the State Fire Marshal’s standard, skirted and fitted with its deck or porch, the $100 connection fee is paid and the water and sewer tap fees ($1,400 flat plus any extra cost) are paid. Each extra inspection after a failed one costs $50.
