Pointe Coupee Parish permit fees
Building permit fees are set in Parish Code section 6-1, last amended on October 14, 2025. A house pays $3.50 for each $1,000 of its value. The parish’s posted fee sheet (effective June 9, 2020) values a house at $100 per square foot, while the amended code text keeps the $100 figure and also refers to 85% of the square-foot cost for R-3/VB construction in the International Code Council’s building valuation data in effect each January 1, so ask the permit office which valuation it applies before you budget. Commercial fees are tiered by the contracted total cost of construction. All permits must be paid before they are issued.

|---|---|
| House | $3.50 per $1,000 of house value (valuation set by section 6-1) |
| Roof or reroof not part of a construction permit: house / commercial | $75 / $275 |
| Commercial, first $3 million of value | $5 per $1,000 |
| Commercial, next $2 million | $3 per $1,000 |
| Commercial, value above $5 million | $1 per $1,000 |
| Shed or outbuilding valued up to $3,000 / $3,001–$5,000 / $5,001–$13,000 | $25 / $35 / $40 |
| Shed or outbuilding valued $13,001–$100,000 | $3 per $1,000 |
| Flood zone determination | $35 |
| Mobile home / solar panels / sign / generator | $75 each |
| Swimming pool | $125 |
| Transfer switch | $35 |
For example, a commercial building with a contracted cost of $500,000 pays $2,500; the code’s own example puts a $6 million project at $22,000. Trade permits, the $35 flood determination and the parish sanitarian’s sewer permit (a deposit may be required) are extra. Make checks or money orders payable to Pointe Coupee Parish Government.
Inside New Roads the City uses its own schedule, revised January 14, 2026: a house is valued at $82 per square foot (or the southern regional average cost of a rural house published by the National Home Builders Association, as the City’s sheet names it) and charged $3.50 per $1,000, plus a $45 flood plan review and a $75 construction plan review, so a 2,000 sq ft home pays $574 before the review fees. City commercial permits start at $5.50 per $1,000.

How to get a Pointe Coupee Parish building permit
New Roads permits its own limits; Livonia needs its town clearance permit first; elsewhere go straight to the parish.
Request the 911 address and get the sewer permit from the parish sanitarian.
Every building permit applicant submits the form and the $35 fee; in a flood zone, allow two to three weeks for an elevation certificate.
Submit the building application, plans and survey through iWorQ, by mail or at the parish office, with separate electrical, plumbing and mechanical applications.
Permits are issued only once they are paid.
Keep 25 feet from the front and rear lines and 8 feet from the sides, post the permit in plain view with the address visible from the road, and leave the work open for inspection.

Building code and inspection questions go to the permit department at 225-638-9556. The trade applications say all work must be readily accessible for inspection by the building official or an authorized representative, and the plumbing application adds that work cannot start until the permit is in hand and posted.
For mobile homes, sheds and additions the parish sheet asks for the permit to be posted in a conspicuous place, the address to be visible from the road, and mobile home tie-downs to be installed. A driveway culvert needs its own permit before it is installed.
Local Pointe Coupee details
Flood elevation: the parish’s flood determination form sets the design flood elevation at the base flood elevation plus 1 foot, and all mechanical equipment and ductwork serving the building must be at or above it. In Zone C the parish recommends setting the slab 1 foot above the centerline of the road. Elevations use parish vertical monuments, or the False River water gauges for property on False River.
Setbacks: the building permit requirements set 25-foot front and rear setbacks and an 8-foot side setback from the property line.
Private restrictions: the parish does not enforce deed or subdivision restrictions; owners are responsible for following their own covenants.
False River: piers, boathouses and bulkheads need separate parish permits, and the parish publishes a False River lake level management plan.
Louisiana building code
Every Louisiana parish and municipality enforces the state’s Uniform Construction Code (R.S. 37:3737), adopted by the Louisiana Uniform Construction Code Commission: the 2021 International Codes with Louisiana amendments, in force since 1 January 2023, and the 2020 National Electrical Code, with the 2024 codes taking effect on 1 January 2027. A local government may set more stringent requirements only with the Commission’s approval, and the State Fire Marshal reviews plans for fire and life safety on all but one- and two-family dwellings.
