What requires a permit in Villa Rica?
Villa Rica requires permits for all new structural, electrical, plumbing, mechanical and gas work on residential and commercial projects. Detached accessory structures, swimming pools and solar installations need permits. Repair work, additions, remodeling and low-voltage work usually need one too.
The City asks owners to check with the Building Department before starting work, as some exceptions apply.

Villa Rica permit types and filing
For residential work, email the Permit Details Form, application and plans to the two Building Department addresses listed in the residential permit packet. The City will not approve a building permit for new residential construction or commercial development without a utility availability statement from the Utilities Director.
Commercial civil plans need a pre-submittal meeting, a site plan application and a $1,000 site plan review fee. The City says initial review of civil plans can take 30 business days.

Electrical, plumbing, mechanical and gas work
Electrical, mechanical and plumbing subcontractors each sign a subcontractor affidavit, submitted with the building permit application along with copies of their current business licence, state contractor licence and driver’s licence.

A homeowners association approval letter is needed where applicable, and a temporary toilet must be on site when construction starts.
