Newnan permit types and filing documents

Newnan uses project-specific forms rather than one general application. Pick the form for the actual project type.

The City’s website also provides an interactive forms portal that can accept completed forms, attachments and online payment. Use the form corresponding to the actual project type so the package arrives with the certifications and attachments the Building Department expects.

Permit costs and fees in Newnan

Newnan’s fee schedule (dated February 11, 2025) charges new single-family homes and additions of 600 square feet or more $0.685 per square foot for the first 2,000 square feet ($500 minimum), plus $0.395 per square foot above that and for an attached garage. Renovations, remodels, basement finishes and smaller additions are $0.425 per square foot with a $200 minimum. A new or replacement residential deck is $150, with plan review charged separately.

Electrical, plumbing and mechanical permits

Newnan publishes a dedicated MEP permit application and administers plumbing and electrical codes through the Building Department. New residential applications also coordinate subcontractor information as part of the permit package and closeout process.

Application documents and plan review

Newnan’s document requirements vary by project type. The City publishes an authorized permit agent form, owner-builder affidavit, address verification, plans transmittal, special-inspections packet and specific residential and commercial application packages.

For new residential work, the City checklist asks for items such as erosion documents (including the Notice of Intent), Manual J and Manual D or equivalent energy and duct-sizing calculations, impact fee and Newnan Utilities water and sewer fee receipts, and engineered drawings for detached retaining walls over 4 feet.

Newnan inspections

Newnan requires inspections throughout construction. Call the Building Department at 770-253-8433 to arrange them.

For a new home, the City will not issue a certificate of occupancy until a tree preservation inspection and a Newnan Utilities water review are complete.

Georgia building code

Georgia's State Minimum Standard Codes apply statewide: the 2024 International Building, Residential, Plumbing, Mechanical, Fuel Gas, and Swimming Pool and Spa Codes and the 2023 National Electrical Code, with Georgia Amendments, in force since 1 January 2026; the energy code is still the 2015 IECC with Georgia supplements.
