The Village of North Palm Beach Building Division, part of the Community Development Department, issues building permits and inspects construction in the Village. All new permit submittals are made online through MyGovernmentOnline (MGO).
What requires a permit in North Palm Beach?
The Building Division publishes permit submittal requirement checklists by permit type. Some projects also need zoning or flood-zone review by the Village.
Properties in a Special Flood Hazard Area may need an elevation certificate for a building permit. The Village provides flood-zone lookups, and permit and inspection history through its Citizen Self-Serve site.
Since July 1, 2026, the Village accepts permit-exemption requests under Florida HB 803 for certain small home-improvement projects under $7,500, made by the homeowner or a licensed contractor on the homeowner’s behalf. Electrical, plumbing, structural, mechanical and gas projects still need a permit whatever their value.

North Palm Beach permit types
The Village Forms page has applications and checklists for these permit categories:
- Building work — New construction, additions, alterations, structural work, exterior-component work and other building-code-regulated scopes.
- Trade work — Electrical, plumbing, mechanical/HVAC and gas work, filed as subcontractor permits in MGO where needed.
- Specialty work — Roofing, pools, generators, windows and doors, signs, demolition and other work with its own form or checklist.
- Development reviews — Zoning, floodplain and public right-of-way approvals when the parcel or project needs them.
Permit costs and local fees
North Palm Beach posts its Building Permit Fee Schedule on the Village Forms page. Fees are assessed on the MGO record and paid by check or credit card.
A project with several trades can carry separate building and trade fees. The Village also has a permit fee refund request form and a change of permit status request form.

Besides the main building application, North Palm Beach publishes a gas permit checklist, an exact A/C changeout form and roofing documents, and trade work is filed as subcontractor permits in MGO.
Every contractor must complete NPB MGO Contractor Registration, with licence and insurance information, before submitting a permit application.
Application documents and plan requirements
All new North Palm Beach permit submittals are made through MGO. The Building Division provides help guides for submitting a Notice of Commencement, responding to plan-review comments, submitting revisions after issuance, adding subcontractor documents and printing stamped files.
The official Forms page includes the building application, permit submittal requirements, owner-builder affidavit, private-provider packet, CO checklist, window/door schedule, roofing affidavits and other permit-specific documents.
A copy of the recorded Notice of Commencement is required when the job valuation is more than $5,000, or more than $15,000 for mechanical permits. It is uploaded in MGO.
