How to apply for an Auburndale permit

1. Confirm whether the exact scope requires a permit

Use the city’s published permit-required list and call Construction Services at 863-965-5530 for scopes not addressed in the examples.

2. Identify building and separate trade permits

Do not assume the building record covers electrical, mechanical or plumbing work. The city specifically says separate trade permits may be required.

3. Register the contractor or use the owner affidavit

Construction Services registers licensed contractors working in Auburndale. Owners building for themselves use the city's owner affidavit.

4. Prepare plans and application documents

Submit the plans and scope documents through the city's GovBuilt platform.

5. Pay valuation-based permit and plan-review fees

The building permit fee is the building valuation × .004, with a $60 minimum. Plan review adds half of the building permit fee.

6. Request inspections and maintain permit activity

The city’s construction standards say inspection or reinspection requests must be received from the contractor of record no later than close of business the day before the requested inspection. Complete finals before closeout.

Auburndale inspections and permit expiration

Auburndale’s construction standards state that an inspection or reinspection request must be received from the contractor of record no later than the close of business on the day before the requested inspection date. The same local standard allows a reinspection fee when substandard work or an extra inspection requires a correction notice.

The city FAQ states that a building permit expires 6 months after issuance or after the most recent approved inspection, whichever is most recent. It says work must start within 6 months and that an approved inspection within the prior 180 days is needed to keep the permit active.

A permit can be extended for up to 180 days with a written request before it expires. Permits expired 90 days or less can be renewed for an extension fee. Permits expired 91 to 180 days are charged all the original permit fees again, and permits expired over 180 days need a new application.

Florida building code

The Florida Building Code, 8th Edition (2023), has applied statewide since 31 December 2023; the Florida Building Commission has proposed the 9th Edition (2026) to take effect on 31 December 2026. Florida permit rules
