The City of Alachua Building Division is the local building-permit authority for projects inside the incorporated City. Its published duties include permit processing, plan review, permit issuance, inspection processing, field inspections and Certificates of Occupancy.
What requires a permit in the City of Alachua?
The City's current applications cover residential and commercial new construction, remodels and additions, accessory buildings, duplex and multifamily work, mobile or manufactured homes, pools and spas, storage sheds, barns, screen or glass enclosures and change-of-use or occupancy work.
The City's same-day permit application also identifies accessory buildings, single-family, duplex, multifamily and commercial work and requires a full description of the proposed work and project valuation.
Projects must also comply with City zoning and land-development regulations. The City's land-development compliance application places zoning approval before Building Department approval for applicable development activity.

City of Alachua permit types
The City publishes applications for residential construction, same-day permits, change of use or occupancy and other building activities. The residential application covers new construction, remodels and additions and requires project information such as flood zone, valuation, total square footage, zoning and setbacks.
Change-of-use or occupancy applications are separate. The City's form states that remodeling connected to a change of use requires a commercial building permit and that the premises cannot be occupied until the City issues the required Certificate of Occupancy.
Signs, zoning compliance, local business tax registration and development approvals can be separate records from the building permit depending on the project.
Permit fees in Alachua
The City Building page does not publish a fee schedule. Permit applications ask for the valuation of work, and the same-day application asks for written documentation to support that valuation.
Changes of use, signs, zoning and other development approvals can carry separate fees. For a budget figure on a specific project, ask the Building Division at 386-418-6120.

The City Building Division enforces the Florida Building Code and other applicable construction regulations on active permits. Applications ask for contractor details, licence information and a full description of the work.
The City's document list includes separate trade forms, including a gas affidavit, an electrical service change affidavit and a duct inspection certification.
The City's same-day and residential applications reference both the Florida Building Code, Eighth Edition (2023), and the 2020 National Electrical Code.
Application documents and local review
City applications request the property address, parcel information, owner and contractor details, licence information, project description, valuation and zoning information. Residential forms also call for flood-zone information, square footage and setbacks.
For development activity that requires land-development compliance, the City's published process begins with zoning approval and then moves to Building Department approval for the building permit, change of use, change of occupancy or local business tax record as applicable.
