El Dorado inspections

The Fire Marshal’s Office inspects new construction before a certificate of occupancy is issued, covering fire suppression systems, alarms, site access and life safety. It also inspects every new business before it opens, existing businesses, schools, daycares and assembly halls each year, and all food service establishments and residential properties of three or more units. Inspections and office appointments are requested by email to the Fire Marshal with the property address, the type of inspection and a preferred date, and the office replies within one to two business days. The office is open Monday to Friday, 8:00 a.m. to 5:00 p.m.

Local details that matter in El Dorado

Commercial Historic District: downtown El Dorado’s Commercial Historic District is regulated by Ordinances 1391 and 1685. Nothing in it, including walls, fences, light fixtures, steps and paving, may be erected, altered, restored, moved or demolished until the Historic District Commission approves a certificate of appropriateness for the exterior, and no building or other permit is granted before that approval. A certificate is needed whether or not a building permit is. The commission does not review interior layout or use, and painting in a new color counts as ordinary maintenance. Completed applications go to the commission staff 20 days before the next meeting, a public hearing is advertised, and an approved certificate is valid for one year with one six-month extension. Appeals go to the Union County Circuit Court within 30 days, and violations carry fines of $10 to $500 a day.
