Rather talk it over?
Call 1-855-478-4290 →Contractors asking for building, plumbing, electrical or mechanical permits must be licensed through the Johnson County or the Miami County contractor licensing program, and permits are not processed without valid licensing. Installers of building sewer and water service lines need a Johnson County plumbing contractor’s licence; if they are not the plumber doing the interior work, add their licence details to the application.
What to submit for a new home
- The building permit application and building plans, uploaded through the online portal
- One digital plot plan, drawn to scale and fully dimensioned, that meets the City’s Residential Plot Plan Checklist: lot lines, easements, right-of-way, setbacks, utilities, grading and drainage
- A scaled drawing of every deck, with its location, size, framing members, decking, heights at the corners and pier locations
- Licence information for each contractor, including the sewer and water service installer
Plans and forms are reviewed within 10 to 14 days. For a demolition permit, include proof that public utilities are disconnected, the owner’s permission, approval to abandon the sewage system and a pre-demolition evaluation.

Community Development carries out building inspections. A re-roof needs three inspections. Silt fences or wattles and a temporary construction entrance must be in place once construction starts, under the City’s erosion and sediment control standards. A re-inspection fee of $75 an hour can be charged when work is not ready, corrections are not made, approved plans are not on site, access is not provided or the address is not posted, but not simply because a job fails its first inspection.
