The City of Acworth Building Services administers and enforces the Georgia State Minimum Standard Codes and related permit and inspection procedures for buildings inside the City.
What requires a permit in Acworth?
Acworth Building Services issues building permits for new construction, additions, remodeling and decks, plus separate electrical, plumbing, mechanical, demolition, sign and temporary permits.
The City publishes several exemptions, including non-habitable accessory storage buildings under 200 square feet, fences, certain retaining walls under 4 feet, sidewalks and driveways, interior finish work, shallow prefabricated pools under 24 inches, playground equipment, and qualifying small detached decks. Those exemptions do not override zoning, erosion-control or other applicable requirements.
Starting construction without a required permit carries a penalty of 100% of the standard permit fee, on top of the permit fees, under Sec. 18-56(g)(2) of the City Code.

Acworth permit types and filing
Ordinary repairs such as replacing shingles, siding or windows, painting, floor coverings and minor maintenance do not need a building permit. Structural changes such as altering the roof design, moving walls, additions, decks, porches and basement finishes do.
In an emergency when City offices are closed, state-licensed plumbers, electricians and conditioned air contractors may make necessary repairs, provided a permit application is submitted the next business day.
Permit fees in Acworth
Acworth’s Master Fee Schedule effective July 1, 2026 sets an $80 base fee for residential accessory structures, additions, remodeling and retaining walls, plus a valuation fee ($150 up to $25,000, $300 up to $50,000, $450 up to $75,000, then $6 per $1,000) and a $75 re-inspection fee. New residential buildings also have an $80 base fee plus valuation-based charges.
Electrical, plumbing and mechanical permits have their own fee lines in the schedule.

Acworth requires permits for all applicable electrical, plumbing and mechanical (HVAC) work. These are separate permits from the building permit.
Application documents and plan review
Most commercial projects are reviewed by several departments: Building, Planning & Zoning, Engineering, Fire Marshal, Water & Sewer and Environmental Health. Plans for assembly, educational and institutional buildings, buildings three or more stories tall and structures of 5,000 square feet or more must carry the seal of a Georgia-registered architect or engineer.
Single-family dwelling plans generally do not need an architect’s or engineer’s certification, but the department may require professional review if structural or life-safety concerns arise.
