The application also warns that other governmental approvals may be required depending on the property and scope. Niceville’s residential/commercial checklist separately calls for MEP plans on commercial work, including load calculations, fixture schedules and HVAC sizing.

Niceville adopted an updated Community Development fee schedule effective September 1, 2026. Building permit fees are based on the value of the work, including labor, materials, site work and design fees.

Commercial plan review is listed at 50% of the building permit fee and residential plan review at 25%. The city also publishes separate inspection charges: residential single-trade inspections start at $45, residential new construction/renovation/alteration inspections at $65, and commercial inspection base fees at $110. Reinspection charges increase from $95 for the first reinspection to $150 for the second and $250 each for the third and subsequent reinspections.

Every permit also carries state surcharges of 1.5% and 1%, each with a $2 minimum. A single-family permit revision costs $100, and a CO or CC costs $275.

Niceville building and trade responsibility

The building permit application states that a separate permit must be secured for electrical, plumbing, mechanical and gas work, including signs, pools, boilers, tanks and A/C. The Building & Inspections Division inspects those systems as well as structural work, fences and signs.

How to apply for a Niceville permit

1. Confirm the Niceville permit type

Identify whether the project is new construction, an accessory structure, electrical, plumbing, mechanical, gas, roofing, pool, remodel, addition, fence or another scope listed by the city.

2. Use the submittal checklist

Review the residential or commercial checklist and gather the site, building, MEP, fire-life-safety, erosion, floodplain and other documents that apply.

3. Prepare the building permit application

Complete the city application with project address, owner, contractor, valuation, permit type and a detailed description of work. Apply for separate trade permits where required.

4. Submit to Community Development

Send the application and documents to the Building & Inspections Division; permitting questions go to building@nicevillefl.gov.

5. Pay the fees

Under the schedule effective September 1, 2026, building fees are valuation-based, with plan-review, inspection and other charges on top.

6. Request and pass inspections

Email inspection requests to inspections@nicevillefl.gov by 12:00 p.m. to be eligible for the next business day, subject to schedule and inspector availability.

Inspections in Niceville

Niceville requires inspection requests to be sent to inspections@nicevillefl.gov. Requests must be submitted no later than 12:00 p.m. to be eligible for inspection on the next business day, subject to schedule and inspector availability. Requests received after the cutoff are scheduled for the following business day when the schedule allows.

Same-day inspections are not guaranteed. Emergency or priority inspections may be approved at the Building Official’s discretion, and an emergency or after-hours inspection costs $140.
